This property is a typical Umbrian farmhouse in a delightful corner of Umbria, between Citta della Pieva and Monteleone d Orvieto The main part of the property measures 200 m2 ( 100 m2 each floor) . It has many original features which make it a much sought after property , and which are becoming increasingly difficult to find. The lay out is as follows: on the ground floor: a kitchen, a bathroom, a heater, a luminous dining room and a spacious living room with characteristic fireplace in brick work and wooden beams. All these rooms have direct access to the garden and swimming pool area . The pool measures 6m x 12m . The current owners have created a charming outdoor dining / barbecue area to relax and enjoy al fresco summer meals whilst admiring the magnificent sunsets. From the ground floor a wooden staircase leads up to the first floor where there is a living room with fireplace, two bedrooms with bathroom. The ceilings have wooden beams and tiles. The property has three agricultural outbuildings measuring 80 m2 each. One of these has an old wood burning stove. The other two contain garden equipment and tools. There are caves carved out in the rock. All three outbuildings need renovating . As for the 3.5 hectares of land, this is divided as follows: 0.5 hectares vineyard; 1.5 hectares woodland and 200 olive trees. The rest is courtyard. There is also the possibility of purchasing a further 100 m2 of land . Those interested need to put forward a request.
State of repair The property is in good condition. Renovation work was carried out in the 1980’s. Some improvements could be made. The electric system works but needs bringing up to the required legal standard. The water and heating systems are in full working order and up to date. There are no signs of any structural damage. The external parts of the windows and door frames need repairing . The rooves and ceilings have wooden beams and tiles. The flooring on the ground floor is hand made tiles. On the first floor there is parquet.
Utilities The property has electricity, water from two wells and gas central heating with a boiler and radiators. There is an underground tank for watering the land.
Land Registy Details The main building was built before 1967 and all work carried out after that date meets legal requirements.
Ownership Details/Contractual Obligations The property is privately owned ,and the sale of the property is subject to a 10% registration tax if it is a second home, or a 3% tax if it is purchased as first residence. In this case, the buyer must register as resident within 18 months of the contracts being signed. The land is taxed at 18% of the price.
Potential Land Use This would be ideal as first or second home. Given its good location it would make an excellent base for visiting central Italy. We think it has great potential and would be an excellent investment, ideal to rent out.
Location The property is in the area of Monteleone d Orvieto , situated off the road that links this town to Citta della Pieva . Monteleone d Orvieto is roughly 4 kms away and Citta della Pieve is 5 kms away. The property is about 900 metres off the main road, following a dirt track. The railway station and the Fabro exit of the A1 motorway are 10 minutes away. Within a 25/ 35 km radius there are many gems of this region including Pienza, Montepulciano, Montalcino, Siena, Orvieto, Perugia,Todi, and Cortona |
