On first seeing the house, it immediately strikes as being a very special property as it is surrounded by very tall cypress trees and olive groves and is situated in a truly unique and beautiful location. The incredible greens of the woodlands and immense meadows which surround the property makes it appear as if you are stepping inside a marvellous old oil painting. It is truly a part of the Country which is stunning in the beauty of it’s countryside and unique because of it’s wonderful natural features. The house, which is beautiful in it’s own right, has two floors and the living area consists of: on the ground floor there is an entrance hall which includes a staircase, a bathroom, a storage room and the heating control centre. From the loggia of the house there are beautiful panoramic views of the surrounding countryside. In the grounds of the property there is a beautiful swimming pool, an orangary and a garage/cantina which you access directly through a separate entrance into the property. All of the garden has an irrigation system and there are lights throughout the grounds. The olive groves have had provision made for an irrigation system but currently this is not in use.
State of repair This building was built in 1700 and was completely restored in 1963. It has exposed stone walls to the front of the house, the ceilings and the roof are made of reinforced concrete and the floors are paved with terracotta tiles.
Utilities The property has all the main services such as a heating system with an oil boiler, a water supply and a well with drinking water, and an electricity supply.
Land Registy Details The property is registered as an urban property and from the land registry point of view the various annexes and the swimming pool have to be addred to the map before any purchase contract is signed.
Ownership Details/Contractual Obligations The property is owned by a private individual and the sale is therefore subject to a registration tax of 10% for the building (or 3% if the property is being purchased as a main residence/first house) and 18% for the land.
Potential Land Use A fabulous holiday home, but given the close proximity of the village it would make a splendid permanent residence.
Location The property is located in the comune of Lucignano approximately 2 kms from the village of Lucignano itself. It is accessed along a white road which is in good condition and which winds its way through the green countryside of the Valdichiana. Lucignano is a fascinating and well conserved Medieval Tuscan village, unmistakable because of the unique elliptic design layout of it’s ancient streets which are laid out in concentric rings. The town sits on the top of a hill at 400 meters above sea level and dominates the surrounding countryside, which is dotted with olive groves and age old cypress trees. But no description seems to do justice to this stunning old village with it’s narrow streets, warm coloured ancient buildings and houses and it’s fascinating circular street layout. It is truly a place where time seems to have stood still. This enchanting village has good communication links too, if you are travelling from the south on the A1 motorway, leave it at the Valdichiana-Bettolle junction and with a short drive of approximately 11 kms you will arrive at Lucignano. If you are coming from the North along the A, take the Monte San Savino exit and from there it is only approximately 7.5 kms to Lucignano. Using the marvellous village of Lucignano as a base it is very easy to visit the most beautiful cities of the area such as Siena (44 kms away), Perugia (64 kms) and Florence (90 kms).
