Prices vary depending with the area you will acquire your home. The cost is higher in the historic areas and panoramic lake view buildings — but they attract quite good returns if rented out or if you want to start a business like a B&B for instance, and for ancient renovated properties of great value. Castiglione Del Lago and Magione area mansions are probably the most costly, but still affordable, followed closely by Passignano and Tuoro sul Trasimeno.

– Here prices for a property to be restored can start from about 300 €/m² (or even less in case of a building land), if situated a short distance from the old town centres/countryside or in the small and lesser known hamlets, to 1000 €/m²  for the best positioned houses.

– The average cost for a renovated property fluctuate between 1000 €/m² and 2,700 €/m² with a peak of 3,500 €/m² or more in case of a typical restored stone-built country house with panoramic tower in a quiet area for example. Anyway, if you look carefully you can get some real bargains. For example in Castiglione del Lago you can find a small habitable apartment of 65 m² for 45,000 in the very town centre.

– Bear in mind that prices for brand new properties are usually a bit higher to those which have already been renovated, on the contrary they are lower in case of habitable properties.

House prices in Tuoro are lower if compared to these 3 main municipalities. That’s why houses for sale in Tuoro are in high demand also considering the presence of plenty of villas rising on ancient farmhouses that are wonderfully restored and which lie in this stretch of land halfway between Umbria and Tuscany.

And what about Panicale and Paciano? Very competitive prices! For a typical and habitable 3-bedrooms property of 85 m2 you will pay as little as €75,000.
