Property in Italy, An Update on “Piano Casa”

Some months ago we covered the details of the much discussed Berlusconi''s “Piano Casa”, which allows property owners to expand the volume of their homes by 20% or even 30% in case of complete reconstruction of the property and up to 35% if the property is rebuilt using eco-friendly materials. Italy Government''s plan has to be discussed, agreed and implemented by each Italian region which will adapt and change the regulation according to its needs. This means that even though the Government regulation is quite clear, whoever wants to use the plan and increase the home size has to verify the regulations adopted by the region where the property is located. Of course not all regions are running at the same pace throughout Italy, some are already in the execution phase where the permission requests for property expansion can be handed to the authorities, other regions have already approved the plan but are waiting for municipalities to hand their deliberations, and other regions still have to approve the plan....


Where Foreign Investors are Buying Properties in Italy

A new study conducted by the Gate-away.com intelligence department has revealed where and what foreign buyers are willing to invest on in Italy by comparing the data collected from the enquiries received so far in 2009 .
The report has highlighted that the interest of foreign buyers is still mainly for the most popular regions of Italy but that also less known regions are becoming ever more popular, attracting interest of overseas investors.
Tuscany is still the most wanted region with the 19.52% of the enquiries, followed by Le Marche (12.85%) and Liguria (11.12%). In a range between 6.35% and 6.95% there are Apulia, Abruzzo, Calabria, Lombardy and Piedmont. Sardinia and Umbria rank 9 and 10 with 5.76% and 4.49% respectively. 



Italian homes for sale – What to expect from now to 2012

The latest forecasts on the Italian property market trends come from the IV report Ancab Cresme on the market of homes in Italy, showing a complex trend of crisis-recovery-slowdown for the period 2009-2012. The study gives a negative forecast for all 2009 when, according to data, by the end of the year will be sold 695,000 properties against 1 million and 44 thousands homes sold in 2007, getting very close to 1997 when the number of properties sold were 665,000. Another negative sign is represented by the property price which will decrease by 9%. This decrease, according to the report, is mainly given by the strong slow down in demand for properties by families and the difficulties experienced in selling the house to buy another one....


Italian Second Home Market Holds

The market of the second homes in Italy is standing the crisis and the value of properties in the tourist market has been growing for the last five years, despite a slight increase of the number of properties poured into the market (+ 4.2%) and a decrease of the number of sales (-10.8%) which reflects the whole  Italian property situation. In the second half of 2008, according to the Italian real estate association FIAIP, the values per square metre of the properties on the second home market swung between €2,580 and €6,210, and the number of homes for sale increased by 4.2% against a 10% decrease of the number of sales...
