The house is located 35 km from Urbino, in the province of Pesaro and Urbino, the Italian capital of culture 2024. It is a historic farmhouse of great quality and extraordinary beauty, surrounded by the Marche Apennines, at 700 meters altitude, close to the Umbrian-Tuscan border.
It is therefore a house that is not compatible with those looking for a house close to all the comforts, its
point of strength and beauty is precisely that of being in a somewhat uncomfortable but unspoilt point. The road ends in the hamlet, now in renovation, so the traffic is practically absent. Even though we are in the Apennines, we are a few kilometers from the Fano Grosseto expressway under construction, which, however, can't be seen nor heard from the house, as we are higher.
The elegant interior is structured over two floors, measuring 290 square meters. The house, recently restored, is located in the small hamlet of Montedale (municipality of Mercatello Sul Metauro, orange flag, lilac flag and in the list of the most beautiful villages in Italy), just 5 km from Lamoli, where there is a small grocery store, a bar and two restaurants; a good farmhouse with swimming pool is located in Cà Montioni, just 5 km away.
The large exclusive open space gives the place a great sense of freedom and relaxation, although it is close to interesting places such as Lamoli, Castello delle Pieve, Mercatello Sul Metauro, Urbino, Frontino, Città di Castello, Sansepolcro, Anghiari etc.
The main feature of the place is the climate, with ideal humidity, very clean air and a pleasant summer fresh air given by the millions of trees of the valley, plus the altitude.
From the nearby Apennines ridge, on clear days, you can admire the Marche sea on one side and the
nearest Umbrian and Tuscan cities from the other.
While independent and for exclusive use, the farmhouse is not far from some inhabitants, 18 in total, with whom we are in excellent cooperation and friendship relationships. The inhabited houses are at least 50 meters from the farmhouse, so there is total privacy but at the same time, together with the fact that the road ends in the village, it is practically impossible to be in the sight of criminals. Unlike the downstream countries, in Montedale no thefts have ever occurred.

More downstream there is a public fountain of Sulfurea water, known for its high curative and aesthetic properties; as for hot water is supplied by an electric boiler, the kitchen gas from a tank outside, the heating is equipped with a fireplace and a powerful stove. In order to live in the farmhouse all year round it would be advisable to build a fireplace, which heats and provides hot water; this solution is the most convenient given the presence on site of excellent timber at very reasonable prices.
The summer air condition is not necessary, as the interior has a pleasant temperature, due to the thickness of the ancient walls.
Having the licence to operate as a holiday home there would be the opportunity, in free periods, to live and
know the house and places with a tourist stay.
