Should it be necessary to renovate, restore a building or to build new, a project and design must be produced and submitted - in compliance with all building regulations currently in force the following, in part or in whole, professional services must be included with the submission.

 

- In-depth study of design and solutions with the customer;

- Contact and consultation with relevant public bodies (commune and province building regulators, civil and seismic engineers, local health authority, etc.);

- Preparation and submission of the final design and project;

- Prepare and submit an energy-efficient design;

- Preparation and submissions of a geological report, structural calculations and seismic reports (if and as required by the local building and planning office);

- Submission of a sewage and drainage report;

- Preparation for possible submission of an hydrogeological release report;

- Preparation for possible submission (if required) of any landscape restrictions;

- Organisation and implimentation of building site work and safety rules;

- Legal and financial consulting on and for the project;

- Organisation, assistance and consultation with the choices of finishing materials;

- Presentation of the project to the required authorities (commune and province building regulators, civil and seismic engineers, local health authority, etc.);

- Arrangment for the cusomer to pay any municipality fees and charges – as and if required;

- Agreement and organisation of all contracted work with local companies;

- Management and control of all building works;

- Facilitation of any changes to and during the works (as and if required);

- Land registrations submissions and control;

- Final testing, verification of fitness of works, provision of relevant certificates and guarantees, closing and signing off the works.

 

5 RENOVATION, RESTORATION OR THE BUILDING OF A NEW HABITATION

The following work practices and rules are further necessary when renovating, restoring or constructing a new building or house: As well as the design and project; the follwing are required to work under the direct supervision of either the project designer or the works manager:

 

- the building contractor: all building works (masonry, floors, roofs, etc.);

- the plumber: total water system, any heating system etc.;

- the electrician: all of the electrical system and auxillary appliances e.g.TV etc.;

- the supplier of: all internal and external doors and windows;

- the supplier and/or installer of any interior furnishing (as required and contracted).
