So now let\u2019s have a detailed look at the fees payable when buying a house in Italy.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Three main property purchase taxes in Italy<\/h2>\n\n\n\n<p><strong>1)<\/strong> If it is not the purchase of a main residence but of a <strong>second home <\/strong>and you buy <strong>from a private seller<\/strong>, stamp duty of 9% is due; land registry tax in a fixed sum of \u20ac50, and cadastral tax in a fixed sum of \u20ac50. The amount due for the stamp duty will never be less than \u20ac1,000.<\/p>\n\n\n\n<p>The same goes if you are purchasing<strong> from a construction company that sells the property after 5 years from the completion of the work<\/strong>, and decides not to charge VAT in the deed of sale.<\/p>\n\n\n\n<p>If it is the purchase of a <strong>primary residence<\/strong>, the stamp duty will be 2%, whereas the land registry and cadastral tax will remain the same.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter\"><img loading=\"lazy\" decoding=\"async\" width=\"707\" height=\"282\" src=\"https:\/\/www.gate-away.com\/blog\/wp-content\/uploads\/2016\/05\/TAXES_1.png\" alt=\"TAXES_1\" class=\"wp-image-3091\" srcset=\"https:\/\/www.gate-away.com\/blog\/wp-content\/uploads\/2016\/05\/TAXES_1.png 707w, https:\/\/www.gate-away.com\/blog\/wp-content\/uploads\/2016\/05\/TAXES_1-300x120.png 300w\" sizes=\"auto, (max-width: 707px) 100vw, 707px\" \/><\/figure><\/div>\n\n\n\n<p><strong>2)<\/strong> If you buy <strong>from a construction company within five years from the completion of the work<\/strong> (or decide to submit the deed of sale with VAT even though five years have already passed since the completion of the work), things change. Then the stamp duty, land registry and cadastral tax will be \u20ac200 each, and VAT of 4% will have to be paid if you are purchasing a main residence, or 10% if you are purchasing a second home.<\/p>\n\n\n\n<p>When purchasing properties which are of the following types: stately homes, villas, manor houses, or buildings with artistic or historic value, the VAT will instead be 22%.
