Friuli Venezia Giulia, situated in Italy’s Northeastern area, is steadily emerging as a viable option for overseas home buyers. Bordering Slovenia to the east and Austria to the west, it is a place of cultural and lingual diversity. It also serves as an important waterway access for several European countries due to its Adriatic Sea coastline.

It is a beautiful region characterised by alpine mountains to the north, grapevine-filled plains in the centre and beaches to the south making the climate varied in different parts of the region.

Although not much is known abroad of this land of contrasts, a recent statistical study carried out by the Independent Region of Friuli Venezia Giulia and concluded on 31st December, 2014 – the “Statistical Report” –  shows that 107,559 of the 1.227 million residents are non-Italians mostly living in urban areas and the Pordenone area. It also states that 89.2% of the overall population claims to be very or quite satisfied with the living standards, making it, undoubtedly, the happiest place to be in Italy.

Fruili Venezia Guilia has seen a commendable growth in tourism with over 2.074.755 tourists visiting in 2014 alone. This is a positive deviation of 0.7% compared to 2013. Numbers are even higher in mountain areas, such as Tarvisio, Sella Nevea and Carnia.

In parallel, also the offer is increasing. This means more hotels, but especially more sleeping accommodations due to many private owners who open B&Bs and agritourisms. This makes buying a home in Friuli Venezia Giulia a wise move since most houses can alternatively be used as an accommodation facility or rented out while you’re not there.

Here are the costs of properties in Friuli Venezia Giulia according to the latest statistics from Agenzia delle Entrate that analyzed its property market for 2014:

As usual, property prices are higher in the town centre and cheaper in the countryside.

Focus on its capital: Trieste

Opening to the Adriatic at its central square, the Piazza dell’Unità d’Italia and characterised by ancient Middle Eastern architecture, this city is a marvel to anyone who has ever dared to explore its depth.

It is surprising that even with its beauty, colour and history, real estate is still relatively cheap in Trieste. Properties here can be found from around €1,000/m², especially now since property price has hit a 40% low in the last 5 years. For instance a habitable apartment of 50 m² may cost you €60,000.

If you desire the beach, numerous properties are available – some of them having private beaches. An elegant seafront apartment may cost you around €3,600/m².

Whichever the reason, Trieste is a pocket-friendly location to invest in that is in abundance with prime property for sale.

We assume that you are probably wondering what you can do for fun in Trieste. Relaxing walks on the beach, wine tastings in the evenings and skiing in winter. Alternatively, residents can go sailing on weekends. The Barcolana Regatta – started in 1969 and now the largest regatta in Europe – is also something to make you look forward to October.

With its diversity in culture, beautiful landscapes and potential for growth, investing in property in Friuli Venezia Giulia is a decision that you will never regret making.
