Area and Context Description
The land owned by the company Costruzioni Generali Tirreniche SRL, included in the Allotment Plan called "Colonci", is located in San Procopio locality of the Amantea municipality (Cosenza), and inserted in the upper part of the hilly strip immediately south of the town of Amantea.

The area, just 2 km from the historic and commercial center of Amantea, is characterized by a sparse building, surrounded by nature and extended with a panoramic and dominant position towards a coastal stretch that preserves intact the peculiarities of the Cosenza coast.
The elevated position, at an altitude between 200 and 260 meters above sea level, ensures an incomparable view towards the underlying valley and then towards the sea, allowing you to spot, on clear days, the Aeolian archipelago on the horizon and even the smoking top of Mount Etna.

These landscape particularities, together with its’ distinct characteristics of rural landscape, characterized by natural terraces with rocky outcrops and retaining walls made of natural stone, make this place particularly sought-after. In fact, it allows to combine the recent trend towards a return to nature, in search of a more authentic life, with the desire to not resign to the comforts of a lively town not too far away.

At the base of the hilly stratum on the top of which the area under examination lies, there is a greater concentration of buildings, inside which there is also a school complex, seat of the main high schools of the district.

Connections and Road System Description
The location is easily reachable from the nearby railway stations of Amantea and Paola, the latter reached by high speed train. The international airport of Lamezia Terme is located only at 30 Km; while for those arriving by car, at 16 Km, through the nearby major highway number 18 (SS 18), there is the Falerna motorway junction of the Salerno-Reggio Calabria motorway, now called A2 (Autostrada del Mediterraneo).

A municipal road, which goes up the hill showing breathtaking panoramic views, connects the town of San Procopio with the former SS 18, located downstream.

The total area of the land owned by the company ‘Costruzioni Generali Tirreniche SRL’ is about 60,000 square meters and lies sinuously on the hilly ridges that overlook the Colonci River valley.
The building index is less than 1 m² and the building constructions with one or two floors above ground are allowed. All of this has a residential-touristic character as well as a sparse and respectful context.

These lands are located within an allotment called "Colonci", whose Urbanization Convention dates back to 1993. Later they were built and then sold to the urbanization works, and now the lands, which are not burdened by landscape environmental constraints, are completely urbanized and ready for immediate use.

This area is divided into lots and sub-sectors of different extents, only minimally built, which can be further modified and adapted to new and specific market needs.
