The villa is located on a slightly sloping street, so that both the ground floor and first floor are in fact level with the street level. The street is a dead-end street, so with little traffic, but inhabited all year long, which is an important plus point (as many sea resort areas tend to be completely deserted in winter).

The garden consists of several areas, an upper area, level with the first floor and a lower garden, level with the garden floor. The ‘upper’ garden consists of a fruit tree garden and ‘vegetable’ garden with a beautiful fig tree, plum trees, three apricot trees and a white mulberry tree and a shaded paved area under the majestic fig tree, that can be used as a breakfast or relaxing area. This area is completely fenced off and directly accessible from the first floor and veranda.

The 'lower' part of the garden (level with the garden floor) boasts a landscaped sun deck and mosaic pool with ecological salt water system, surrounded by a rock ‘beach’ with space for sunbeds and a large ‘parqueted’ space with a wooden chalet/storage place to lunch or dine next to the pool. The landscaped mosaic pool is perfectly integrated into the garden. It is 1m deep at the shallow end and 2 m at the deep end, but with a 1m deep strip all along the right side of the pool so that one does not have to swim the full length to be able to touch the bottom of the pool.

A pathway leads to the back of the garden with a petanque area, small storage area. The ‘lower’ garden offers also a lot of areas shaded by palm trees, lime trees, olive trees, Japanese plum trees, pomegranate trees, a red mulberry tree, a catalpa tree, a jacaranda tree, and two huge pine trees as well as many oleanders, among other trees and shrubs, such as a delicious feijoa shrub. 

The landscaped swimming pool and garden are not visible from the street which means that it is perfect for those who enjoy tranquility and privacy, without being isolated from amenities and social life.

The villa is solidly built, with good quality materials and was partly renovated in 2019. Due to its large windows, well organized spaces and 4 terraces it is particularly bright and pleasant, offering plenty of opportunities and endless options to further transform or personalize it, if needed, to fit the future owners’ use and tastes.

The villa is organized as follows:
On the ground floor or garden floor is a spacious living room with new, marble top, open kitchen with Swiss windows opening onto the front patio and overlooking the palm trees and pool. There is also a small bathroom with small shower, WC and possibility to connect a washing machine (this bathroom is operational but has not been renovated yet) and a small hall with built-in cupboards. There is also an ample storage room and garage on this floor.

On the first floor, which is where the main entrance is situated, there is a small entrance hall with marble stairs going down to the garden floor and stairs going up to the top floor.
Large doors open onto a spacious, parqueted living room with fire place, with its 22m2 terrace, perfect for all fresco dining. On this floor there is also a kitchen and a large bathroom, which could host a jacuzzi. There is a possibility to convert the kitchen into a bright, spacious bedroom with its terrace and ensuite bathroom (as there are two other, new kitchens, one of the top floor and one on the garden floor). A small bedroom or library/office with views over the ‘upper’ garden completes this floor. There is also a large veranda opening onto the fig garden on one side and the (former) ‘rose garden’ on the other side. This space is very bright and inspirational with its exposed wood beams and windows all around and would be perfect for an atelier, writing area or fitness area.

The top floor of the villa hosts a splendid, completely renovated flat with its two bedrooms, two bathrooms (one with bath tub, the other with shower), two WC and a large living area with a new, fully equipped open kitchen, two terraces and one balcony. The living area could be transformed into two bedrooms, or abedroom and office if needed (which was the original setting).

On the roof there is a large 30 s.m. solarium with a 360° view over the garden, surrounding area and the sea, accessible with its own staircase.

The current setting would be perfect for a family who needs a spacious house with a separate flat for adult children or living-in family members. For those interested in running a B&B or AirBnB, the summer rental potential of the top floor flat alone is 1050 euro/week and is always fully booked during summer (even this year). In that case the two other floors of the house could be converted in similar flats with similar earning potential. However, this is just a possibility as the house is perfectly designed as it is to be a spacious cozy family home where everyone can find his/her own space.
