Villa immersed in the greenery of the Regional Park of Castelli Romani, 21 km from the centre of Rome. It is located in Belmonte, 650 m above the sea level, on a plot of 2450 sqm in a residential area. The three floors can used as separated apartments; the attic floor is already independent while the lower ground floor and the first floor have electricity and gas in common but they can be divided. They also have a single gas boiler, but the heating can be controlled by the corresponding thermostats and the consumption is calculated for each floor, separately.
Lower ground floor – comprising an entrance, a kitchen, a sitting room with fireplace, two bedrooms, a bathroom, a cellar, a garage and a broom closet for a total of 175 sqm.
First floor – is composed of two entrances, a broom closet, a kitchen, a sitting room on two levels, fireplace, three bedrooms, two bathrooms for a total of 156 sqm plus balconies and a wide terrace of about 40 sqm.
Attic floor – includes an entrance, a kitchen, a hallway, a sitting room, a bedroom, a bathroom for a total of 76 sqm and a wide broom closet.

The villa is accessed via a large square with space to park several cars. The purification plant consists of two Imhoff tanks, one for fresh water and one for waste water.
An underground tank of approximately 40 cubic metres of capacity, collects rainwater which can be used to irrigate the garden and vegetable patch. In the surrounding garden, a total of 2,400 sqm, there are various types of flowers and fruit trees. A fenced off part is used as a vegetable garden.
On the outside, next to the terrace, there is an independent building called "Barbecue", where there is a fireplace with rotisserie, work surface, kitchen, sink, fridge and ample space for a table and chairs. This area is also usable in winter as it is closed in with windows and a glass door.

Rocca Priora is the terminus of a bus line which departs from metro station A in the town of Anagnina, south of Rome. The bus runs through Tor Vergata, Frascati, Monteporzio, Montecompatri, and Rocca Priora. Metro station A is 18 km from Rocca Priora , if you drive along the Anagnina / Tuscolana national road, and 24 km if you drive along the A1 motorway. The Rome CIA Airport is 28.7 km if you drive along the A1 dir/E821 and 19.2 km if you drive along the SP215. The Rome FCO Airport is 51.3 km if you drive along the A90 / E80.
