A wonderful and indipendent apartment which is part of a rustic countryhouse set in romantic surroundings, built with hard stone walls, situated in the Pesaro province (where Gioacchino Rossini and Raffaello Sanzio were born), only 2 Km away from the village of Isola, 8 Km from the town of Fossombrone, 29 Km from the reinaissance town of Urbino, 27 Km from the seaside resort of Fano.
Situated in an ideal setting between sea and mountains, only a few steps away from the “Tarugo” stream, with its clear waters and natural pools where you can dip your tired feet and enjoy a refreshing break, surrounded by relaxing shades of green and quiet natural sounds.
Close to locations where varied activites can be practiced for a pleasant and lively holiday and enjoy good local foods and fine wines.
Apartment details: the property has been fully restored and refurbished in 2010 with good taste and care for details, private driveway, own parking space, large own 500 sq metres sunny garden, where several kinds of herbs are grown and centuries old oak trees rise to the sky and an area is reserved for the barbecue. Close to the entrance there is an enclosed covered area of 10 sq metres which is now used as a garden shed, but can be used as a garage. The entrance is stone paved with an unusual stairway leading up to a nice porch. There is also a second access to the apartment by the way of an internal shared stairway, built with a unique type of old stone, “pietra rosa” (pink stone), which suggests an incredibly fine taste.
Internal details: the access to the apartment leads to a large bright living room and the eye is caught by the extraordinary ceiling suitably rebuilt according to traditional standards with fine wooden beams. The flooring is of an elegant oak-wood parquet. To the left there is a fully equipped kitchen, a beautiful dinner table for up to 8 placings, a wood and pellet burning-stove which is also used as a boiler for hot water and central heating complemented by a couple of solar heating panels set on the roof, in the middle there is the sitting area with two comfortable couches, tv set and the whole area is air-conditioned. This area is so large that it would be quite easy to make it into a smaller living room to obtain a second bedroom. To the right there is the main bedroom with oak-wood parquet flooring, air-conditioning and two windows with a view over the stream. On the side there is the bathroom, fully decorated with italian style ceramic tiles and an elegantly framed large mirror.
All windows have shutters with adjustable slats. Furthermore the apartment is equipped with dish-washer, oven, fridge-freezer and washing machine. Kitchen furniture, appliances, sofas, bed, bedside tables are already included in the price, as is the original hand-made doors duly restored. Moreover, the entire apartment has the peculiarity of not having internal supporting walls thus giving the facility to obtain a single larger open-space-room.
At a distance of only 5 Km there is a dual-carriageway for fast running traffic leading to the seaside resort and connecting with the A 14 motorway which connects the northern and southern coasts of the Adriatic (Bologna- Ancona). The town of Fossombrone is only 7 Km away. The price of the apartment is taking into consideration the following factors: it is fully equipped to be rented out for tourist use, thus providing a secure long-term economic investment. Moreover the apartment, having been purposelly rebuilt to be a totally indipendent and autonomous entity, it still retains ownership’s rights over other internal and outer spaces of the countryhouse which are in common use with other owner-neighbours, thus giving the opportunity to sell those common spaces, which are of indispensable use to those neighbours, therefore constituting a further economic gain.
Also, if required, there are options to buy adjacent land to further extend the property.
A site visit is a must to appreciate all the benefits and opportunities.
