Il Casale del Monaco is situated on the Friulan Plain, just 3 km from Sesto al Reghena, a beautiful medieval town with Roman origins that is considered one of Italy’s most beautiful villages.
The location is convenient and practical, surrounded by countryside but at the same time a few minutes’ drive from important towns like San Vito al Tagliamento (10 km), Portogruaro (12 km) and Pordenone (17 km). The junction with the A28 motorway is just 2 km away and allows you to reach Trieste airport in three quarters of an hour, (68 km) and Venice (80 km) and its airport (70 km) in less than an hour.
Description of buildings
Il Casale del Monaco is a large country house, currently split into three living areas with large spaces used for storerooms and other storage spaces.
Inside the farmhouse, the right side of the house and the central area are divided as follows:
Main residence (on the right side), restored and in move-in condition, with two floors, for a total surface area of 400 sq.m.
The ground floor features a large entrance hall, a living room, the kitchen, the study, a guest bathroom for the floor, the laundry room, a storeroom and a cellar. On the first floor there are the sleeping quarters, with 5 bedrooms and 4 bathrooms.
From the first floor, you can go up to the upper floor, where there is one large area in need of restoration, originally used as a granary, measuring 188 sq.m in total.
Second residence (in the central area of the house) also restored but to be finished (it needs finishing touches), with two floors and a total surface area of 117 sq.m.
Inside, there is a kitchen/living room on the ground floor and two bedrooms with two bathrooms on the first floor.
This area is connected with the main residence by way of a door on the first floor.
Loft (also in the central area), with its own entrance and situated on the second floor of the farmhouse. It has been restored and has a total surface area of 95 sq.m, divided into a kitchen/living room with fireplace, bedroom and bathroom.
The left side of the house, to be restored, is currently used as a storeroom measuring 112 sq.m on the ground floor and a hayloft measuring 200 sq.m on the first floor.
Not far from the farmhouse there is an annex with one floor, measuring 42 sq.m in total.
State and finishing
The main residence has been fully restored, maintaining the original features: tiled floors on the ground floor and wood on the floor above, ceilings with exposed beams and wooden doors and windows.
The second residence, has been restored but not decorated and requires all the finishing touches.
The loft and the annex have been restored and are in move-in condition.
It would also be possible to restore all of the areas originally used for agricultural activity: the barn, the storeroom and the granary.
The farmhouse is surrounded by a garden measuring 6,000 sq.m with tall trees, including an ancient sycamore. The garden has been designed and built by the owner in 2004, when they put in new plants, hedges and water features. The collection of various hydrangeas, which flower during the summer until October, and the long-blooming rose bushes, are particularly impressive. In the spring, the portico is covered in jasmine, which gives off a lovely scent.
