Villa Rossa is surrounded by the lush countryside of the Maremma region, just 5 km from the centre of Grosseto and 10 km from the sea.
The location is excellent as it is central in relation to Tuscany’s most famous coastal areas: Castiglione della Pescaia (18 km) and Principina a Mare (16 km) are just a quarter of an hour away, Punta Ala (35 km) is half an hour away; you can get to Porto Santo Stefano (50 km) in 45 minutes and Piombino (74 km) in an hour.
The E80 motorway is only 9 km away and allows you to reach Pisa airport (157 km) in about an hour and a half and Rome Fiumicino airport (177 km) in two hours.
Description of buildings
The villa has a total surface area of 194 sq.m, over two floors, in addition to a pergola and a terrace, there is also a utility area measuring 8 sq.m, a covered parking space with laundry area measuring around 25 sq.m and a further covered area measuring around 14 sq.m.
The house is laid out as follows: on the ground floor, there is the entrance, kitchen, dining area, living room, bedroom, another bedroom currently used as a study, and two bathrooms, one of which has a laundry area.
On the first floor, there is a separate apartment divided into a double living room with kitchenette, bedroom, bathroom, and terrace, plus a loft area used for storage.
Access to this floor is both via the bedroom which is currently used as a study, and via an outdoor entrance which is separate from the main one.
This would allow the apartment to be rented out or used for potential guests while maintaining maximum privacy.
State and finishing
The owner, who is an architect, recently restored the villa, with high-quality finishings.
Inside features pale colours and simple rooms, with materials that are perfectly balanced with the surrounding environment.
The ground floor has slate floors (apart from in the study which has parquet flooring), and the first floor has tiles. The bathrooms are clad in resin with Venetian stucco work.
In the loft space, there is a useful storage area measuring around 15 sq.m (not included in the total measurement). During the design process, particular attention has been paid to energy efficiency, with the design and installation of solar panels to produce clean energy and geothermal underfloor heating.
If you wish, it would be possible to build a pool, after having obtained the necessary permits.
The house is surrounded by a large, completely fenced in garden measuring around 2,000 sq.m, with a pergola in front of the living area, ideal for outdoor dining while enjoying the beautiful scenery of Maremma and the area’s mild climate.
On the top floor there is a lovely terrace.
Use and potential uses
Villa Rossa is a sanctuary, a place to relax surrounded by nature, in a convenient and easily accessible location close to Tuscany’s magnificent coast.
Being so close to Grosseto makes it a perfect main residence, but the villa would also be an ideal holiday home which could be rented out on the international market while not in use.
