    This property is located in the heart of Italy. It is located near by the small village in the province of Pesaro - Urbino, region of Marche.
     The location is unique. Easily accessible by car, the property is in absolute solitude position. No neighbors, no noise, absolutely regenerative!
     The special feature of this place is, besides its spectacular nature, the geographical location. To the territory of the village borders 3 regions. Tuscany, Umbria and Emilia Romagna.
     Description:
    The villa offers a total of 10 large rooms, 2 bathrooms and 3 utility rooms on a total area of approx. 320 m2. The exact description of the individual rooms can be found in the respective sub-pages.
    The over 30,000 m2 of land has something of everything. Wild caves, forest, creeks, groomed garden, vegetable garden, fruit trees, a small pond and as another highlight a medieval chapel.
    The property is bordered by the river Auro which has natural pools, so bathing areas with waterfalls for bathing.
    The house is constantly improved and beautified by the owners, is structurally and technically in a perfect condition.
    Special attention was placed on detailes and high-quality materials, so all interior doors were made to measure in typical style with antique fittings in a small Carpentry.
    All terrace doors were specially made by the locksmith from heavy, galvanized iron and safety glass.
     
    The first time this property whose construction date goes back to the year 1100, was mentioned in 1470 and has been extended over the centuries. Thus the year 1886 is fittet at the fireplace. The pizza oven was renovated in 1922 and got a new cover plate.
    DESCRITION of the rooms
    The spacious dining room has an tile floor, under the window is an antique stone wash basin, a witness of bygone times. The large fireplace from the year 1886 has been equipped with an insert with glass doors. The built-in ventilation can be infinitely regulated to use optimally the heat of the fire.
    In the dining room and in the kitchen comes out particularly the medieval construction. This is evident in the somewhat lower ceiling height compared to the otherwise high rooms and the low passage with its surround of hand-worked stone.
      This can be increased without much effort, but we have not done this because we wanted to preserve the originality.
    The kitchen is equipped with a wood-burning stove, as well as with a modern gas stove with 6 flames and large oven. The rural charm makes the kitchen to a cozy place where you can relax.
    The stove is supplied with 40 liters of gas bottles which are installed outdoors. A bottle holds about 6 weeks in daily operation.
    This solution is useful since the gas is only needed for cooking.
     The music room was once the garage. This room with hand chopped wooden beams is the ideal place for celebrating, listening to music and relaxing. The music from this room is distributed optimally on the terraces.
     The living room is on the first floor and is particularly popular in the cool season. The stove of the latest generation makes a wonderful warmth, consumes little and makes the central heating almost superfluous.
    The studio offers, besides the spatial charm, absolute peace and quiet. Perfect to work, read or meditate.
    The master bedroom is facing east. It is very spacious, as a highlight there is a small gallery practically to store the clothes according to the season.
    In the guest room the guests feel comfortable!
    The tavern was once used as a stable. In this room the long history of this building, which has accommodated about 20 people in the Middle Ages, becomes visible.
    The tavern is divided into two rooms. The floors are from the original Stone slabs.
    These rooms are perfect to convert them into a guest apartment with separate entrance.
    There are two bathrooms in the house, one on the ground floor with double washbasin, toilet and large shower and one in the sleeping area of the first floor with bath, bidet, toilet and washbasin. Both bathrooms have windows with - as from every window of the house - panoramic view!
    3 Terraces There are a lot of beautiful places to stay.
    Around the house are 3 big terraces.
     
    Terrace no. 1. is covered with a Pergola and is entrance at the same time. From this terrace you can go into the house and into the Musik Room. On this terrace is the antic Pizza oven placed.
    Terrace no. 2.  is facing south and is perfect to take sun in the spring and autumn. From this terrace you can go into the tavern. Thanks this great and special position, sitting on this terrace you get a real treehouse feeling.  
    Terrace no.3  is facing east and gives a amazing few into the valley. Thanks to the size of 40 m2 this terrace offers a lot of space for outside furnitures, daybeds and a big dining table for the whole family and friends.
     
    The garden around the house is spread over an area of approximately 5000 m2 as flowers and social garden with Mediterranean plants.
    The rest of 25,000 m2 are kept as well, but more in the natural charm.
    A separate vegetable garden provides your own vegetables such as courgettes, various varieties of tomatoes, pumpkin, onions, potatoes, various herbs and berries - everything your heart desires!
     
    Despite the size, the property is easy to maintain. The forest lives its own rhythm and needs no care, the big meadow is good to mow, but can also be made available to a local farmer. The farmer can keep the hay for it and in turn mows the lawn areas directly at the house.
     The small chapel was once of great importance. Here the families from the surrounding factions, as well as the farmers and woodcutters came to pray.
    It is a wonderful place of silence.
    Without a doubt the river in the summer contributes to the special quality of life one experiences here.
    Over a small creek, which runs on the edge of the property downhill to the river one reaches unseen the magnificent bathing places which are accessible only from the property.
    Even on weekends or holidays you will remain undisturbed.
    The bed of the river is mostly rocky and flat between the baths. Thus, the water quickly heats up to a pleasant bathing temperature.

    The  heater (latest generation) has a power of 29.9 KW and was installed in the spring of 2016.

    These are already sufficient to heat the house well.
