The farm (9 hectares) cultivated with vineyards (7.5 hectares), olive grove and walnut is situated on the hill of the fortress of Dozza (XV century castle, location of the Enoteca Regionale of Emilia-Romagna), not far from the medieval village of Dozza (city of art). The vineyards have a registered designation of origin and producers of ancient wines that Dante Alighieri called “The sun that makes wine”.
The farm produces 120,000 bottles a year and is currently cultivated. The senior partner of Poderi delle Rocche is one of the owners of the farm itself.
If requested, the farm can be still cultivated by the same agricultural company and the product, in whole or in part, marketed under the specific mark, required by the future owner.
In the middle of the farm there is a villa of about 450 sqm on 3 floors: ground floor with an apartment of three bedrooms, kitchen, living room, two bathrooms and study; first floor with two apartments of three bedrooms, kitchen and bathroom each; second floor with attic of two bedrooms, kitchen and bathroom. The villa has a large porch with a garden of 1000 sqm and a large balcony overlooking the vineyard and the hills on the front side; on the north side there is a large terrace overlooking the park and the castle.
The villa includes a garage for four cars and a rural building of 100 square meters on the back side.
The farm is located in a central position close to Bologna (34km), Ravenna (30km) and Ferrara (40km). It is easily accessible from the A14 motorway (Bologna-Rimini).
