The restored Umbrian farmhouse il Sole is extremely well located consisting of approximately 270 mq set within its own 8 ha of woodland, olives and cultivated land includes two additional outbuildings, stables and a swimming pool. The property just 1 km away from the village of Monteleone d'Orvieto enjoys a wonderful hill location with spectacular views of the Umbria-Tuscan countryside.
The house on two levels is built in the traditional Umbrian style of stone and red brick walls and has a terracotta roof and consists of an entrance, sitting room with the beautiful original stone and brick archway, dining room, both with a jotul cast iron stove, a kitchen with a single half glazed door with wooden doors leading to the patio and an open corner fireplace. Water: Mains / town water connected to the house, plus a 80m borehole which pumps water to a 10m3 holding tank from where can also be pumped to the house. Outside the kitchen is the original underground rainwater tank (approx 30 m3), fitted with its own electric pump, which collects rainwater from the roof. In addition there is a 5 m3 underground tank collecting rainwater from the portico roof.

Central heating: Full gas-fired central heating, radiators with individual thermostats in all rooms. A Lamborghini Futuria Solar 180 boiler connected and integrated with a roof solar panel that provides hot water.
Heating: Kitchen has an open fire place. The sitting and dining rooms are heated by traditional, efficient Norwegian Jotul cast-iron wood burning stoves. There are a number of wood merchants in the area selling quality hardwood for stoves.
The house is approached by a short private drive. The immediate house and pool area is fenced (approx. 250m) with green chain link fencing with three wide and two narrow gates making it secure and animal proof. In front of the house there is a large gravelled parking area along with a 5x3m wood shed and a small brick outbuilding housing the water pumps. Close to the house, set into a bank but out-of-sight, is the remains of an old store – importantly this is could be used to further extend the volume of the house. The pool is 15x3.5m and 1.2 m deep and situated on a south facing terrace just below the house. It is completely secluded from the house and the road and offers amazing views over the valley. Three exterior lights. It has a winter heavy duty cover and also an insulated lighter summer cover and roller which can cover the pool in the spring and autumn evenings. There is a small maintenance free shed that houses the pool paraphernalia. There is also a high quality steel framed 3x3m pergola at one end of the pool.
The rest of the outside is divided into a number of distinct zones:
Garden surrounding the house consisting of rolling lawns, beds of mature (drought tolerant) shrubs, roses and fruit trees (apricot, almonds, kaki, plums, cherries, apples and white and black mulberries). In the front of the house there are two splendid mature walnut trees providing wonderful shade in the summer. There is a wooden garden shed, a plastic arc and a secure chicken run.
There are approximately 120 olives producing up to 150+kg of oil per year. Situated on a series of south facing terraces, which are mown regularly (about 1.5 hours in total on a ride-on mower) and are really an extension of the garden.
About 150m from the house there is a substantial stable block (20x4m) made of stone blocks with a terracotta tiled roof and subdivided into 5 rooms. Adjacent is a fenced and productive vegetable garden. There are approximately 2 ha of cultivated land – managed by a local farmer. The rest of the property is mature woodland.
The house is about 1 km from the historic hill town of Monteleone d’Orvieto with a classic ‘centro storico’, bank, shops, bars and tratoria/pizzeria. About 4 km down the road is the town of Fabro Scalo with a full range of services and facilities including a railway station with regular train services to Rome and Florence and the Fabro exit on the AI autostrada.
The house is approximately 150 km from both Rome and Florence and is well placed for Orvieto, Perugia, Siena, Assisi which are within an hour’s drive.
