Retreat in paradise
Location and execution of this country house are unique. It was rebuilt in 2005 on the site of a 17th century ruin with traditional materials and style. The result is the perfect combination of an Italian Rustico and a villa with modern comfort and interesting layout. The highlight is the wonderful panoramic terrace. You will find here an ideal retreat, if you are looking for nature and silence. The current owner successfully operates a B & B. Guests are both visitors to the nearby caves of Frassassi, business travelers from Fabriano, but also guests who make long walks or hikes from here. The house could still be used as a B & B, but is also suitable as a multi-generation house, for a shared flat or extended family. Space for further expansion is available, for example a second kitchen and a spa or seminar room.
Due to the slope, the rooms are spread over three levels. The room layout is optimal for the current B & B. But as two entrances are available, the house could be well divided into two separate living areas. On the ground floor there is an open kitchen, a breakfast room and a fireplace room. On the next level is another living room with a large open fireplace. Next to it is a small bedroom / study and a bathroom. On the next floor are two larger bedrooms, each with a bathroom and a small storage room. Then, on another mezzanine again two rooms, each with a bathroom. At the top there are two attic rooms, a shared bathroom and a storeroom.

Since neither hunting nor other interference with nature is permitted there, a diverse flora and fauna pleases the walker. The house is nestled on the hillside and is part of a tiny village, whose houses are spread over the ridges. The view over the valley is breathtaking, especially the sunsets. You will find here an ideal starting point for long walks in the unspoiled nature, for hiking or mountain bike tours. The medieval town of Fabriano offers variety and is reached in 10 minutes / 10 km. There are numerous museums, concerts, restaurants and shopping. The beach is about 60km. From Ancona Airport (about 1 hour) there are three daily flights to Munich and, depending on the season, direct flights to London, Dusseldorf-Weeze, Berlin and Brussels. From Fabriano you are in about 2 hours by train or car in Rome.
