Homes for sale in the province of Rome

While property in Rome city center continues to attract investors, there has been a sharp rise in demand for rural properties in Rome in the last few months, making it an ideal time to snap up a home for sale in the province of Rome. The area boasts seaside towns with pretty harbors and long, sandy beaches – take Santa Marinella, for example – which are particularly convenient for access to Fiumicino airport, while picturesque towns in the vicinity of Bracciano lake are also a popular choice. Plus, as you would expect from any location in Italy, fascinating historical sites, stunning vistas and the finest food and wine are always on the menu!

What are the best places in the province of Rome?

Santa Marinella

Just a 45-minute train ride from Rome city center, this seaside town is popular for its vibrant port brimming with cafes and eateries, its striking Medieval castle at Santa Severa and, of course, its beautiful beach. Although a hit with tourists all year around, it has a slightly quieter feel than some of the other coastal spots, even in peak season, making it appealing to property buyers.

Anzio

35 miles south of Rome, this colorful fishing port is steeped in history, being the birthplace of Nero and site of the Allied landing in 1944. History buffs can explore the remains and caves of Nero’s villa, while nature lovers will be in their element at the Tor Caldera nature reserve. Add to that blue flag beaches and some of the best seafood on the coast and you can see why this is a sought-after location for property buyers. Ferries also run from the port to the stunning Ponza island, perfect for a day trip.

Lake Bracciano

This vast volcanic lake lies approximately 20 miles from Rome and is a hit with Romans and tourists alike. The three most sought-after towns overlooking the lake are Bracciano itself, with an imposing castle and plethora of water sports available, Anguillara Sabazia, a peaceful Medieval town with a gravel beach, and Trevignano Romano, where the historic center lies right on the lakefront, offering up picture-postcard views at every turn.

Fiumicino

Perhaps most well-known for its bustling international airport, Fiumicino is a seaside town with a busy fishing port and collection of seafood restaurants just across the road serving delicious, freshly caught fish. Its proximity to the archaeological site at Ostia Antica and Ostia beach – only a 15-minute drive away – add extra appeal for property buyers looking for historical gems to explore and coastal amenities.

How much does a house in the province of Rome cost?

Rural properties are becoming increasingly popular in the province of Rome, so much so that the average price of a countryside home has risen from €1,800/m² to €2,250/m². Along the coast, Fiumicino is the most expensive location thanks to its excellent transport links both to Italy and the US, with average prices of €2,500 per square meter, while prices drop the further north you head towards the province of Viterbo and even more so further south towards the Latina province: a property in Anzio, for example will set you back somewhere in the region of €1,400 - €1,600 per square meter. Homes for sale inland around Lake Bracciano fetch a similar price.
