"La casa del sole”, not far from the famous Christ of Maratea, built at 485 mt. above sea level, with an east / south / west exposure, offers a privileged view of the beautiful coast of Maratea; its terraced garden, of 3,800 sq. mt. (about 41,000 sq. ft) is filled with plants typical of the Mediterranean scrub, such as oaks, oleanders, laurels and olive trees. The town center can be reached via a footpath of rare scenic beauty. From the terraces of the house (the larger one on the main floor and the other one,  smaller, in the attic), looking towards the sea, one can enjoy an unobstructed view which ranges from the Gulf of Policastro to the Calabrian coast. The house is surrounded by high hills and majestic mountains and one can breathe extremely pure air, a mix of the sea breeze and of the high hills.Only in presence can you appreciate the innumerable sensations offered by the territory.The few neighbouring houses are at  least 70-mt. distant from the fence, which allows for maximum privacy. The view ranges freely on all sides.

Due to its frontal, open and unobstructed position, it could be ideal for hang-gliders, for descending into the many beautiful coves along the coast. It could also be suitable, with the request for a change of use, for accommodations, catering events, or recreational activities.

The coast of Maratea offers beautiful panoramas, similar to those of the more famous (and crowded) Amalfi coast. The climate of this part of the coast is perfect for long months, from the beginning of April to the end of October. For the other months, a gas-heating system can be used, it can operate on all   three levels, or each one, separately. In the living room, there is also a fireplace. There is no air-conditioning system, it is not necessary.

In the historic center of Maratea you can find all   the services you may need; you can get there by car, in 5 minutes, or on foot, along a pedestrian path (a beautiful panoramic walk), or by taking the city bus.
The territory of Maratea is subject to the control of the Superintendency of Archaeology, Fine Arts and Landscape of Basilicata, which does not authorize new constructions, which are moreover difficult to build, because of the nature of the territory.
Maratea has 4 717 inhabitants (Jan. 31st, 2023): a pensioner who receives a foreign pension, by moving to Maratea, can take advantage of several interesting tax breaks:

• Article 24-ter of the Consolidated Income Tax Law (TUIR), included in the 2019 Budget
Law, concerns anyone with a pension income from a foreign source, i.e. outside Italy. This applies to both non-Italians and Italians living abroad.
• The decree envisages that income generated abroad will be subject to a substitute tax,
at a rate of 7 percent.
• To take advantage of these tax benefits, you must move your residency to a
municipality with a population of fewer than 20,000 inhabitants in one of the following regions: Sicily, Calabria, Sardinia, Campania, Basilicata, Abruzzo, Molise and Apulia.
• To benefit from the plan, the individual must not have been a resident for tax
purposes in the territory of the State for at least the previous five years.
• The duration of the tax relief plan is ten years from the time of the transfer of residency.

The house has three levels:

The first level (about 100 sq. mt.): open space, currently used as a guest room, tool shed (under the stairs), ironing area and laundry area (near the bathroom); this level, like the others, has its own bathroom, all of them also feature a shower stall;
The second(main) level (about 90 sq.mt.), reachable via a staircase from the first level, or passing through the garden: large living room-dining toom-kitchen, with fireplace, two double bedrooms, bathroom, main terrace (about 40 sq.mt., with a small porch);
The third level (about 90 sq.mt): open space, reachable via an elegant wooden staircase (Albini and Fontanot), currently used as a family room, with sitting area and a large bathroom. In this terrace, although smaller than the one on the main level, there is enough room for table and chairs.
The terraced garden offers ample space: it can also be used as a parking area and for the construction of a swimming pool; solar panels might be installed on the roof or the upper garden terrace.

Nearby (same location: Contrada Santa Caterina, 50, the famous Grand Hotel Pianeta Maratea offers all the services you can expect to find in a four-star hotel, including tennis courts: near the hotel,tourists on their way to the famous Christ statue, can relax in  restaurants and coffee bars; in the same area  a pizzeria offers an on-site ad take-away service.

The nearest convenience store,  Piscitelli Biagio, in the location of Massa (Maratea has many locations) at 1.4 Km. , offers  food and grocery. Maratea has many traditional shops and two Pickup minimarkets, one in the location of Fiumicello, around 5.00 Km. away, which  has also a public sandy beach, and another one near Piazza Europa- same distance from the house - in this  square the fruit/grocery/food market is held on Saturdays. The biggest supermarket is Despar Papaleo, Via Ondavo 44., Maratea.

To go to the centre of Maratea there is a Sita bus stop just a few steps from the gate of the house, on the main road, on the way back, you need to catch the Massa/Brefaro bus, and ask the bus driver to stop at the Residence Pianeta Maratea: in both ways, it is a very short ride..

The nearest rocky beach is the beautiful Lido Macarro (9.7 Km.), but the long Maratea coastline is full of beautiful beaches and enchanting coves; you can choose a new one everyday.

In the territory of Maratea, in the location of Castrocucco (15.5 Km. from the house) there is a horse-riding centre, near another beautiful beach.

The Maratea railway station, about 7 km away, has high-speed trains that stop during summer ; the Maratea station is a stop for long-distance trains throughout the year.

 The Lagonegro Nord exit on the A3 motorway is about 40 km away and can be reached in about 50 minutes.

The Hospital of Maratea (4.6 Km.) offers important services, whereas, for emergencies, the helicopter rescue service can be activated. In the area there are also the hospitals of Scalea, Lagonegro, and Sapri.

The closest golf course is the San Michele Golf Club, in Cetraro, about 60 km away.

The nearest international airport is Naples-Capodichino, about 215 km away, reachable by car in about two hours and 20 minutes, by train in around four hours.
