From this area you walk into the wide fully-fitted and extremely bright kitchen, an additional fireplace and a balcony overlooking the neighbouring houses and the small piazza. If preferred, a secondary entrance with iron gates leading directly into the kitchen is also available but hasn't been used for many years.

You then walk back to the sitting room from which a short staircase will lead you to the second floor;  to the right and overlooking the sitting room, is a mezzanine/studio with a wooden-boards floor and a dormer window (it can also be converted into as guest-bedroom). The mezzanine could also be used as a smart-working area (Vodafone and TIM are available) and to the left is the master bedroom also with wide windows overlooking the valley, cupboards and shelves and an en-suite bathroom with shower and a small window overlooking the village. 

Additional characteristics are: a short staircase leading to a 20m2 terrace access to which is through a remote-controlled skylight; the terrace has a beautiful and broad view of the valley and the old village as well as of newer Morlupo.

Other features: a wall safe, a laundry/closet room (with washing machine, brooms and cleanings articles) under the staircase, independent city gas for heating, hot water and cooking, Spanish cotto and parquet floors, lots of built-in cupboards, natural light guaranteed by many wide windows and several french-windows (some of which have iron bars including the main and secondary entrances), shelves, bookcases, lots of tv plugs, the TV antenna on the terrace belongs to the apartment, an intercom phone. Almost all the furniture you can see in the pictures are comprised in the sale, some of which can be considered as "antique".There are no regular condominium expenses. Rubbish is collected following a weekly pattern.

Transportation: about 300 yards away is a blu bus stop which will take you to the railway station (about 3 miles away) on the Flaminia Roman road going to Piazzale Flaminio/Piazza del Popolo Rome city centre (South bound) or to the Papal city of Viterbo (North bound).

Morlupo is also close to the ring road (Grande Raccordo Anulare - GRA) going to Fiumicino International airport (West bound) and the A1 motorway to Milan (North bound) and Naples (South bound).
