LUXURY SEAFRONT VILLA WITH PARK IN ITALY - LIGURIAN RIVIERA

Villa Acquamarina is in Località Muratori, just 2,7 kms from Diano Marina’s center in strada Colla dei Fiori. It's part of the “Ai Vecchi Ulivi” compound, consisting of about 30 double-family villas.
The compound has also a communal pool.

The property was edificated between the years 2000 and 2003 and it was built according to the typical Ligurian Riviera style. It has a red tiled roof, some of the external walls plastered according to the genovese style, while others are covered with the local stone. The garden has instead dry stone walls.
The intentionally alternated use of colors and materials, such as terracotta, stone, wood and iron is traditional in Liguria.

The house is composed by two floors: one above ground and another underground.
The house is exposed to the south and south-west and it’s surrounded by a wide garden of around 1.000sqms, well planted with fruit trees, pergolas of table grapes and centuries old olive trees.

From both the Villa and the marvelous garden can appreciated a beautiful and charming view of Diano Marina's gulf.

In the garden there are 17 secular olive trees coexisting with fruit trees, citrus trees, hedges of aromatic herbs such as rosemary bushes and several flower species that contribute to making the air quality unique and special.The flowers blooming follow one another from March to December, making the air pleasant and fragrant even without a breeze.
And of course right after the flowers come the fruits, it's possible to collect lemons throughout the entire year, but also apricots, prunes, loquats, oranges, tangerines and clementines.

However the strong suit of this garden are the 17 centuries old olive trees, plus another five of them in another land not too far from the main house, from which can be produced fresh and organic Italian extra virgin olive oil for the family need of an entire year.

The total housing area is around 222 sqm, divided in two floors each one around 90 sqm.
The house was recently builded, therefore there is a living room entrance characterized by high arched ceilings and two beautiful wide windows that lead to the main terrace with a marvelous view of Diano Marina’s gulf. Proceding there are 2 bedrooms, 2 bathrooms and a utility closet.
There is also a kitchen from which is possible to go outside on the terrace and enjoy the view.
From the house entrance, going down the terracotta staircase, we can also reach the underground floor.

The marvelous porch on the underground floor has access to the garden and consists in 2 bedrooms, a bathroom and a wide closet.
From the porch and through an independent entrance we can go in a one bedroom depandance, in it there's a private kitchen, 1 bedroom and 1 bathroom.
On the outside there are wide terraces that surround the house, the ones on the upper floor are paved with terracotta. The round structure is the main terrace with the view of the gulf.

The Villa has 2 driveway entrances, each floor has his own heating system, one independent from the other.
It has solar panels and the heaters were changed with new ones in 2022. They are highly efficient, in fact the building is in energy efficiency class B.
Inside the house there is also a fireplace to heat the living room.
It’s important to know that the heating system is a LPG gas heating, there is also the air conditioning, anti intrusion grilles were installed as well as awnings for sun, some of which are automatics and some manuals.
In the garden there's an outside shower and water fountains and last but not least the irrigation system for the garden.
