Technical description:

The building has an area of about 660 square meters partly intended for residence and partly to be obtained by changing the intended use of the low building, today for storage, and through the recovery of the attic, in addition to the common areas.
From the feasibility studies of our architect there are two possible solutions:
-1 Renovation of the existing building:
The building lends itself to the construction of 10 residential units distributed as follows, on the ground floor a three-room apartment with mezzanine and garden side courtyard and a two-room apartment also equipped with possible mezzanine and garden, the low building of origin to two lofts also equipped with exclusive garden. On the first and second floors 4 three-room apartments with double exposure, two units per floor. Finally, the recovery of the attic for residential purposes is proposed with the construction of two apartments; this intervention involves the lowering of the border sole between second floor and attic and the raising of the roof edge.
The intervention therefore involves the replacement of the existing roof with a new and insulated roof, the proximity outside the stairwell of a lift.
The property includes the cellars floor of about 160 square meters.
-2 Building replacement:
The building can be completely demolished and rebuilt maintaining the 660 square meters of residential area, this solution would allow the construction of basement garages, parking spaces on the surface of the courtyard, ground floor on pilotis and the construction of four residential floors with flat roof and exclusive solarium for the units on the top floor.
