MERAVIGLIOSA nineteenth-century villa for residential use, with in the complex a recent restorative and extension commercial building, intended for private events and parties.
The two buildings, perfectly restored, with common entrance from Via Roma 92, constitute, together with the courtyard that separates them and an altar of relevance which they overlook, an architectural complex of considerable historical, architectural and environmental value.
The villa, very articulated from an architectural and distribution point of view, is spread over four levels, on the ground floor, mezzanine, first and basement with gross covered surfaces of 279.16 square meters, 20.83 square meters, 69.80 square meters and 55.55 square meters. On the first floor there is a terrace and two balconies, with a total area of 33,72 square meters, while the external courtyard on the ground floor has an area of 416.22 square meters.
The structures of the villa are made of lavico stone, with the exception of the extension, recently built with reinforced concrete structure, which perfectly integrates into the historic and architectural system of the original villa.
The commercial building consists of the ground and first floors, with gross covered areas of 171.50 square meters and 37.2 square meters, on the ground floor, an external courtyard, of relevance, extended to 53.74 square meters.
The structures of the commercial building are made of lava stone, with the exception of a portion of the ground floor, recently extended with steel bearing structure and glass walls.
On the 197.69 square meters area resulting from the demolition of a pre-existing rural building on the ground floor, a project was presented, using the volume of the demolished building, which involves the construction of two apartments on the ground floor, each of which consists of three rooms and services, as well as a basement garage, of 34.8 square meters of useful area, to be built under the terrace. The area includes an adjacent land of about 2000 square meters on which a project for the extension of the accommodation area has already been approved by the municipality with the addition of a swimming pool and a solarium area of which a cellar is attached.
