Main Features

Description

Owned by a noble family of the sixteenth century, the Villa was built in the early 1900s and is located behind the rectory of the Cathedral of San Secondiano in Chiusi. Located close to and above city walls of Etruscan and later origins, it is surrounded by greenery while being located in the town.

The prevailing position is the southern one which enjoys the benefits. The use of the garden turns out to be pleasant often in the winter months as you can guess from the presence of succulent plants and the energy saving is evident every time you reach this house protected from cold winds and exposed to the sun.
The colors of dawn can hardly be glimpsed among the fronds of the nearby "I Forti" Public Park, while the red of the sunset with the Amiata Mountain in front (m.1.1738) is fascinating. The north side of the Villa, sheltered from the same hill on which the Cathedral stands, is mainly occupied by a stairwell with limited windows.
The summer heat, on the other hand, is mitigated by the numerous trees, good ventilation and the huge cellars hidden behind an imposing retaining wall of the property. A wall that in the summer is covered with verdant caper plants as if the house were in Sicily.

Instead it is in one of the oldest cities in Tuscany. A city with three thousand years of history that over the centuries following its birth also ruled over Rome after having conquered it.
Chiusi, an Etruscan city with a long history that has never stopped since its birth until now. Etruscan capital, Roman city, Lombard duchy, free municipality, then the decline first under Siena and then Florence until it recovered in 1800 thanks to the modernization of Italy, the arrival of the Florence-Rome railway, the first agro-industrial production activities and then the highway of the sun in the last century. Chiusi, once again a center of gravity for the world of street trade. In this evolutionary path, a heavy stop. Robberies, assaults, bombing, mines, beatings, concealment of prisoners and Jews culminating with 15 days of passing the war front in 1944 left deep marks in the history of this town, the Villa itself and its inhabitants. Trails heavy in some respects still alive that are linked to an ancient history of three thousand years.

The Villa, with 23 windows and 3 entrance doors, consists of a ground floor of sitting rooms, a first floor of bedrooms and a basement floor, the largest, which over the years has become the real heart of the house, A basement floor widely windowed and usable in full and easy continuity with the south facing garden in front.
The Villa is completed with the second floor, consisting of the attic with a maximum height of 1.85 in its apical part, currently used only as a service to the water and electrical systems of the first floor. In times gone by, when the cellars of the Villa were still used as a wine cellar, this space was instead reserved for small barrels of about ten or twenty liters where to place the Vin Santo. Vin Santo was the finest liqueur wine, the one also destined for the richest religious altars, which was to rest for seven years in a dry place and undergo the fluctuations of heat and cold.

Crossing the garden, which consists of numerous tall trees and several fruit trees, you arrive in the second house consisting of a kitchen-dining room, a large living room, a bedroom, a small bedroom and a bathroom on the ground floor to which It is accessed via a large and panoramic balcony. In the basement another room completes the habitable part. The ventilation of the house is ensured by the 3 front doors which correspond to 4 small windows at the back. Back of the house which, having a connection with the second level of the cellars, allows an air passage which in any season moderates the temperature.

The thermoregulation of the two houses is therefore naturally valid in winter thanks to its sheltered position in the south and in summer thanks to the cellars and the basement.
A summer cooling system does not exist and could only be valid for the top floor of the Villa, for the rest of the house it would be useless.
A central heating system exists but is deactivated and if you want it can be easily reactivated by connecting it to the public methane pipelines that pass just outside the property's border. On the other hand, it is important to note that in this period of turbulence in the supply of energy, both houses are powered by multiple heating systems with wood, pellets, electricity and gas positioned in the garden so as to make them totally autonomous and can also be heated to sectors only.

Going down the internal stairs at the front of the house you reach the cellars, large, extended and on two levels. Two entrances, two ventilation shafts, a window, plus the same access from the property make it an enchanted and cool place in summer, almost temperate in winter and in any case a place suitable for multiple use.
In all the property has therefore 5 accesses, 3 relating to the Villa alone and one each for the small house and the cellars, and all together give a very high level of privacy while living in a small town with services and not in the countryside.

The existence of railway and motorway just 3 km from the Villa allow a quick connection to Florence, Rome, Perugia, Viterbo, Siena, Arezzo with journey times between 50 minutes and 1.45.
Lake Trasimeno, Città della Pieve, Montepulciano, Cortona, the Amiata mountain or the six thermal water stations of San Casciano dei Bagni, Terme San Filippo, Bagno Vignoni, Chianciano Terme, Sant'Albino Terme and Rapolano Terme are all localities reachable within half an hour, making any trip easier.

Directly at the foot of the Chiusi hill 398 high above sea level, on one side is the “il Chiaro” lake which is a natural oasis suitable for fishing and recreation, on the other hand the new modern town of Chiusi where you can find the necessary services starting from the six supermarkets there. For the most minute needs, however, in the old town there are small shops, the pharmacy, the post office, a bank and a former hospital with limited health tasks.

There are two nearest hospitals, accessible by free roads, one in Montepulciano 19 km away and the other 21 km away on Lake Trasimeno. This second hospital can also be reached by rail or bus. There is also a public bus service that connects the ancient part of Chiusi to the train station where there is both a taxi service and the possibility to rent a car.

The property can also be divided into three parts and the price can be negotiated, but the possibility of selling the small house alone is not taken into consideration.
