Here, immersed in 90,000 square metres of unspoilt landscape, tranquillity reigns supreme. The stone farmhouse, measuring approximately 470 square metres, has been lovingly renovated in keeping with Umbrian tradition, with wooden beams and antique tiles, and has a warm and welcoming soul.
From its windows, the view stretches freely over the rolling countryside, while the porticoes and large panoramic terrace invite you to enjoy the colours of the sunset and the golden light of dawn.
The farmhouse is currently divided into four independent flats, but they can easily be combined into a single residence with authentic charm. Inside, the rooms are bright and welcoming: living rooms with fireplaces, seven bedrooms and five bathrooms, in a perfect balance between intimacy and conviviality. Modern comforts are intertwined with tradition: air conditioning, heating with boilers and heat pumps, and always-on connections.
The land is a small universe: a truffle ground already in production, 500 walnut and cherry trees, a Merlot and Sangiovese vineyard to be restored to its former glory, a forest of majestic oaks that guard the secrets of the wind. And more: olive trees, pomegranates and an ancient white grape vine that produces early bunches in July.
The private paths that cross the property offer walks immersed in nature, in maximum relaxation and privacy. Here you can encounter hares, pheasants and roe deer drinking from a natural spring. One of these paths leads, step by step, to the heart of Todi, like an invisible thread linking nature to history.
And then there is the healing water: a sulphurous spring, a rare gift, whose therapeutic properties regenerate body and spirit.
