In the heart of the renowned Tribulina area in the Municipality of Scanzorosciate (BG), within the smallest and most exclusive DOCG in Italy, we offer for sale a plot of agricultural land entirely cultivated with a vineyard of native Moscato di Scanzo grape variety.

The land boasts a privileged semi-hilly location and is situated close to historic wineries in the area (Cerri Agricultural Company), located in a protected landscape and environmental context of the highest value (PLIS area of Monte Misma).

Market rarity: The production of Moscato di Scanzo DOCG is limited to only 31 hectares in total throughout the municipality: a unique opportunity for agricultural companies who want to enter this niche of excellence.
Quality of the Territory: Land located in the "Areas of Environmental Value" (A3 of the PGT), which guarantee the preservation of the landscape and the absence of adjacent urban contaminations.

Further details: - Production and Yield: The vineyard is currently in full production. In the absence of official records, we can estimate an annual yield between 1,000 and 1,100 kg of grapes.
While the maximum yield allowed by the DOCG regulation for land of this size would be approximately 1,400 kg (14 quintals), there is currently a natural thinning of about 30% due to the age of the vines.
- Management Costs and Taxes: As we have not directly managed the land, we do not have specific data relating to annual management or maintenance costs. However, IMU tax is not expected to be applied to these hillside lands.
- Access to Water: There is no installed irrigation system, but access to water is present within the property.
- Urban and Environmental Constraints: The A3 classification by the Municipality of Scanzorosciate constitutes the only urban/environmental constraint affecting the land.
- Existing Structure: There is already a small service structure on the land, which can potentially be expanded to a limited extent.

As a general context for the area, the Municipality of Scanzorosciate has recently established an association called "Strada del Moscato di Scanzo", aimed at further promoting the natural, artistic and gastronomic beauties of the town. The production area of these specific grapes (moscato di scanzo) falls entirely within the municipality of Scanzorosciate and extends over a total of only 31 hectares of vineyards.

Currently, the lands are managed under a free lease agreement by local farmers; we have arranged this solution to ensure that the plots remain well cared for and maintained while we seek potential buyers. At our request, the land must be returned at the end of the agricultural year, which I believe ends around October/November.
