During your journey in Tuscany between the provinces of Pistoia, Prato and Florence, rolling, gentle hills meet you from the south: we find ourselves in the protected territory of Montalbano, where we discover masterpieces of art and the beauty of cultivated nature and the landscape overlooking the sea, and where the Mediterranean climate has favoured the cultivation of some of the most beautiful vineyards and olive groves in the Region. These are the places and landscapes of Leonardo da Vinci, places he loved and painted, and along the ancient ridge road you will find villas, churches and castles from the medieval and Renaissance periods; a historical, artistic and agricultural heritage that still remains intact.
In the hilly portion of the hilly territory of Monsummano Terme, travelling only 3 km along the winding provincial road P27, we can visit the medieval village of Montevettolini and the small church just outside.
The village retains its original structure and the Medici of Tuscany built one of the most beautiful residences, now known as the Villa Medicea of the Borghese family.
The small church has a fresco of the Virgin attributed to Leonardo and his school; in the museum of Vinci, a first drawing of Montevettolini and the surrounding area that Leonardo himself made during a visit for the feast of the Madonna della Neve on August 3rd is reproduced.
From the garden of our Villa Pilar, located 530 metres away looking west, you will admire the beauty and perfect architecture of Montevettolini and your gaze will extend to the hills of San Miniato and along the plain that gently slopes towards the sea.



The villa - holiday home - agriturismo
The house, now used for tourist accommodation, was built in 1811 and, following careful renovation and continuous maintenance since 1989, the year of purchase of the property, has all the characteristics of the typical farmhouses of this part of the Tuscan territory, making the VillaPilàr a property and a place of rare quality and fully usable.

On the ground floor there is a double living room, three double bedrooms, one with a kitchenette, all with private bathroom and air conditioning, a large kitchen with an original fireplace, another bathroom and a welcoming, spacious and beautiful portico for relaxing outdoors and enjoying meals.

On the first floor you can access via an internal stone staircase and two external staircases, on the east and west sides of the house. On the east side there is a beautiful studio apartment with air conditioning with a balcony overlooking the Montalbano ridge; it includes a living area with a kitchen and a living room and a sleeping area with a double bed, an anteroom and a bathroom.
On the west side there is an apartment with a large kitchen, living room, double bedroom and bathroom; airconditioning, spectacular view from the balcony towards the plain and the village of Montevettolini and the territory of Pisa and Lucca.
There are also two other double/twin bedrooms with en-suite bathrooms on the first floor, air conditioning.

The villa could be divided into four apartments, with different equipment and spaces, but each can be separated and enjoyed in complete privacy, with shared and/or exclusive accesses.

Villa Pilàr is located in the most interesting and artistically valuable part of Tuscany and is just a few kilometres from our wonderful cities of art, Florence, Lucca, Pisa, Pistoia, Siena, San Gimignano, Volterra and the beaches of Versilia, from the thermal towns of Montecatini and Monsummano, visitable even on half-day trips.
Nearby are the thermal baths of the renowned Grotta Giusti in Monsummano and the 18-hole Montecatini Golf course. The town of Montecatini Terme itself is about 8 kilometres away and offers specific tourist attractions since 1800.

The villa has had seasonal authorisation for an agriturismo for about 20 years from April to September and can accommodate up to 14 adult guests.

The agriturismo’s furnishings are of the highest quality and are in line with the geographical location of the structure, namely Tuscany.

The Villa and Agriturismo Podere Pilar has a spectacular swimming pool measuring 12x6 m with depths from m1.20 to m.2.10; it is very popular with our guests being super panoramic, richly surrounded by plants and trees, equipped with a hot/cold shower, sun loungers, a large gazebo, tables and chairs; for entertainment there is a professional bocce court; near the front garden there is a charming area dedicated to fitness exercises; behind the house there is a spacious barbecue that allows you to prepare the typical Florentine steak or other roasts.
Garden areas surround the house with lemon and ornamental olive trees.
Exclusive parking spaces for up to 5 cars are reserved near the entrance gate.

The farm

The property can be reached via the provincial road SP27 from Cantagrillo coming from Pistoia, from Pozzarello coming from Monsummano Terme and also via the municipal road travelling 1518 metres, therefore, from the tree-lined private road of about 150 metres.

The farm has no servitudes to respect, and develops on an area of about 4.5 hectares, mostly cultivated with an olive grove. The planting density is predominantly 5 metres, the olive trees are about 800, of which 600 are between 70 and 150 years old; 200 were planted in the last 35 years.
It has a connection for the supply of water to the municipal aqueduct and also has a artesian well that can provide about 80-100 litres per minute.
The climate is typically Mediterranean.
The property is classified as D10 and this classification allows for significant savings in taxation for the purchase of the property if the buyer acquires the qualification of direct or professional farmer.
