AGRITURISMO BUSINESS for tourist accommodation activities, located in BERNALDA (MATERA) in the San Marco area (from which it takes its name), situated in a PANORAMIC area, immersed in the natural context and tranquility of the Lucanian countryside, with views of the Bradano river valley. Renovated in 2001, the business, consisting of several buildings and spaces dedicated to sports and recreational facilities, is delimited by a fence made of tuff, has a gravel parking lot along the entrance avenue, an area dedicated to agri-camping, as well as surrounding AGRICULTURAL LAND with a total area of approximately 10 hectares with an olive grove and citrus grove in production.
The structure is composed of several buildings, which partly constitute the MAIN RESIDENCE and partly are dedicated to tourist accommodation activities, such as ROOMS-ACCOMMODATIONS, premises intended for a kitchen and RESTAURANT HALL, office and services (cellar warehouse-deposit), as well as sports and recreational spaces and structures, such as a SWIMMING POOL, TENNIS COURT, area equipped for CAMPING and PLAYGROUND and pine forest, all for a total covered and uncovered area of approximately 9,300 square meters.
The MAIN RESIDENCE, arranged on 3 levels, for a total covered area of approximately 320 square meters plus terraces (approximately 130 square meters) and porches (approximately 98 square meters), is composed on the ground floor of 6 rooms and accessories, on the first floor of six bedrooms with their respective bathrooms, plus a living room with a bathroom, and on the second floor (attic) of a kitchen, bathroom, hallway and two bedrooms.
A few meters from the main residence, there is the area of the buildings (approximately 350 square meters) intended for a RESTAURANT HALL with kitchen, office, storage rooms and bathrooms, plus a cellar located on the basement floor.
A STRUCTURE-ACCOMMODATION is located in the pine forest, on two levels (for a total of approximately 100 square meters), partly on the ground floor, organized for two accommodations, each with a living room, bathroom and bedroom; and partly on the first floor, consisting of two other accommodations, each with a living room, bathroom and bedroom.
Another building is used as a SINGLE ACCOMMODATION (approximately 30 square meters) on the ground floor and consisting of a living-dining room, bedroom and bathroom.
The entire structure has a water collection tank and heating with radiators powered by LPG.
The agriturismo activity was closed in 2020, therefore the structure requires some maintenance interventions, but the strategic location in which it is located, a short distance from the S.P. 3 (ex S.S. 175) which connects Matera (about 34 km away) to Metaponto (about 10 km away), and therefore a few kilometers from the beaches of Metaponto and the city of Matera with its famous “Sassi”, confirms the tourist accommodation vocation of the structure.
