Wonderful country house in the Romagna-Toscana countryside, near the ancient medieval village of Portico, at the border of the Casentinesi Forest National Park.
The area is free of pollution, is an oasis of calm and is located a few kilometres from various areas of historical, touristic and gastronomic interest - until 1923 it was part of the province of Florence. The property is also centrally located between Bologna (100 km), Florence (80 km), Ravenna (60 km) and the Romagna Riviera (60 km). Bologna airport can be reached by car in just over an hour. 
The surrounding areas are also ideal for trekking, cycling and horseback riding.

The country house has been completely and finely renovated in recent years, giving great importance also to environmental sustainability, thus achieving the highest energy efficiency category.
It is equipped with a powerful photovoltaic system completed by 20 kW storage batteries (new system installed in November 2022) to produce electricity and heat through a heat pump. It has also a modern pellet boiler for heating.
All this means that there are truly negligible costs for the energy and thermal maintenance of the property, an exceptional situation for houses of this type.

The country house is suitable for a private home solution, but it could also be used for various tourist accommodation solutions as well as the organisation of events such as weddings, birthdays and private parties, product sponsorships, and educational activities.
Description of the country house
The house has a living area of ​​395 square metres, and spreads over two floors.
On the ground floor there is a large entrance hall, a living room with a dining room and a fireplace, a very large closet under the staircase, a full bathroom with shower, and a fully equipped kitchen. A door opens from the kitchen onto a room which can be used as a gym or for any other use, and a room used as a pantry.
The first floor is reached via a large staircase whose stone steps were recovered from the ancient building. The staircase leads to an area used as a small living room, suitable, for example, for reading.
To the left of the staircase is a room of 65 square metres, consisting of the master bedroom of 40 square metres with a fireplace, its 12-square metre private bathroom (with a whirlpool tub for two people at the same time), and a room with wardrobes. The fireplace is a closed fireplace, which can heat the whole room independently from the rest of the house.
To the right of the staircase are two bedrooms measuring 16 and 13 square metres respectively and a large bathroom, with shower, shared by the two bedrooms.
The whole house has beamed ceilings.
On the front facade of the house there is a small fountain and a wood-burning pizza stone-oven. At the rear of the house, facing the park, there is a large tiled area with a stone barbecue, a large granite work table with sink and electrical sockets, and a covered gazebo with a large solid wood table for summer lunches with the view of the valley. Next to it is a large bathroom in a wooden house.
Next to the house, connected to it by a convenient internal door, is the garage of 50 square meters.
A few meters from the house is the approximately 11 x 5 meter swimming pool, protected on two sides by a high hedge which ensures complete privacy. A nearby wooden house is used to store all the necessary equipment for the pool, and an outdoor shower is available to rinse off without having to go indoors. The swimming pool area is completed by an underground connection, which enables to use the house heating system to heat the pool water and thus use it even off-season (e.g. in winter).
Park with natural truffle ground and artificial pond
The land annexed to the house is about 45,000 square metres (over 11 acres). It is fenced all around and consists of a wooded area which is a natural truffle ground, an area with fruit trees (cherry, apple, olive, walnut, almond, quince and medlar trees) as well as a part used as a park with a vast lawn. The land is crossed by paths lined with trees and flowers, and include an artificial pond.
The park, the swimming pool and the paths crossing the estate are equipped with lighting, which allow their use in the evening too.
The property is supplied with drinking water from the local aqueduct. The villa is equipped with a satellite dish and TV antenna for the reception of all domestic and foreign channels, both via cable and via satellite.
