Agricultural land and electrical substation in Agazzano (PC), Tavernago area

The land up for auction is located in the northern part of the hamlet of Tavernago, adjacent to the municipal road.
It has an area of 6,160 sq m.

The land was affected by an amendment to the RUE introduced in 2025 by the Municipality of Agazzano, which drastically reduced the area designated for the Golf/Equestrian Center (continuous inclined hatching), removing most of the land that had previously been included but, in a not easily understandable manner, including part of that residential area that had previously been excluded—more precisely, the land intended for the construction of urbanization works serving the residential area (parking areas and equipped green area), but not the portion strictly intended for new building; in this way, two distinct "plots" were created, not connected to each other but "linked" by the same zoning designation.

This planning amendment makes any urban development of the areas in question subject to the execution of a new Urban Planning Agreement for the construction of the Golf/Equestrian Center, since the previous one has expired.

Given the validity of this planning provision and pending any possible reinstatement of the previous situation through the submission of an observation to the planning instruments, it is deemed appropriate to reconsider our previous valuation and suitably scale it down in light of the lower marketability and interest of these areas, which must be considered individually and not together with other larger properties.

Former "Enel" transformer substation consisting of the typical tower room approximately 7 meters high and two small storage rooms on the ground floor; it stands on a plot of land located at the crossroads of two country tracks, almost rectangular in shape, with an area of 100.00 sq m and not fenced; it is in very poor condition and of limited building and functional interest, with dense vegetation that prevents safe access.

Please note that on 2 May 2025, protocol no. 4804, the Municipality of Agazzano issued an Expropriation Decree for temporary occupation NOT intended for expropriation or for the establishment of an easement on the real estate assets. This temporary occupation concerns cadastral parcels 61 and 63 of sheet 2 of the Agazzano Land Registry, began with the formal taking of possession, and will end upon the delivery report returning the areas.
