Farmhouse of about 470 square meters, located in the hinterland of Rimini, in the beautiful Val Marecchia, located between San Leo and San Marino, in the Municipality of Novafeltria (RN). 
The farmhouse, the oldest part of which derives from a customs tower, is the result of the conservative restoration of a typical sharecropping house.
The structure is located on a large rocky plain that extends, like a balcony, over the "genga" of the nearby Marecchia river. 
It is also the point to leave for the nearby cycle path.

The farmhouse is on several levels.

- On the ground floor, there is a large built-in kitchen with fireplace, a spacious living room obtained from the stable, an independent guesthouse consisting of a bedroom, bathroom and dining room-kitchen, obtained from the recovery of the sheepfold, cellar and laundry room. 
- On the first floor, three large bedrooms, equipped with air conditioning, two bathrooms and a dining room-kitchen with an ancient fireplace. The floor is completed by a fourth bedroom, with hallway, in the attic. 
At the entrance to the first floor, there is the wood-burning oven in which, in the past, bread and food were baked for the whole village.
The ground floor overlooks a porch of 60 sqm, surrounded by a paved courtyard area of 1380 sqm. 
- There is a garage with double parking space. 
- The structure is completed by a large pergola with climbing plant for 5 cars.

OUTDOOR
The fenced garden is 4550 square meters and is spread over several terraces. It is planted with tall trees, shrubs, bamboo, rose gardens and vines. It has large areas of lawn and a part is used as a vegetable garden.
There is a well for automatic irrigation. 
There is a swimming pool area of about 10x5 meters in the park adjacent to the house, currently without the pool, which needs to be restored.
In the garden, there are also two houses: one for tools and the tractor and the other for children's games. 
In the area near the masonry space for the swimming pool, two service bathrooms have been created used as changing rooms / showers, deriving from the restoration of the ancient pigsty, now recovered and fully functional. 
Adjacent to the structure there is a wood-burning oven used for bread and pizza.

SERVICES
The heating is autonomous with methane gas with two boilers, one on each floor. There are air conditioners in the rooms. 
Since the property is located in a small hamlet, all utilities are mains, including black water drains. 
The recovery work dates back to the 90s, energy class G.

FINISHES
The farmhouse is perfectly habitable, all the furnishings and finishes are properly in line with traditional peasant houses: walls with exposed stone, ceilings with wooden beams and tiles,
handrails and iron finishes. 
The fixtures and doors are made of wood and where possible those in ancient wood have been maintained, totally restored.

Given the entire and outdoor spaces, the large park and the location, the farmhouse is perfect to be a high-level B&B, a second home or a first stately home.
