Villa Description – Piazza Santo Stefano, Cernobbio

The villa is located in a hamlet of the municipality of Cernobbio called Piazza Santo Stefano, a hillside area characterized by a fine slope well exposed to sunlight and offering a remarkable view of the first basin of Lake Como. The building was constructed by the Petazzi company in 2002.

The property covers an area of approximately 1,600 square meters, featuring natural terracing on multiple levels.

Basement floor:

Ground floor:
The ground floor features a large, bright living room with a double-height ceiling and several openings onto the private garden, already offering beautiful views toward the city of Como and the first basin of the lake.
This space is directly connected to the adjacent kitchen and to the circular entrance hall, which is also very bright, with double exposure (toward both the uphill and downhill gardens).
From here, one can access the first floor, the guest bathroom, and adjacent spaces used as a tavern, laundry, and cellar.
Although classified as accessory rooms, these areas are well-lit and healthy thanks to a fully ventilated rear courtyard (cavedio). The space is currently open-plan but has great potential — it could easily be divided and made independent with access from the garden, for example, to create a large guest suite or hobby area with complete privacy.
The garden is flat, featuring a simple grass lawn without tall trees. The boundary is defined by a hedge serving as a “green barrier,” replacing traditional fences or railings. A swimming pool could be easily built in this area — it would be sunny, secluded, and private, both from the road and neighboring properties, making it ideal for relaxation.

First floor:
The sleeping area includes two bedrooms, a bathroom, and the master suite, which consists of a large master bedroom with access to a private bathroom and walk-in closet.
The landing and stairwell are spacious and bright, and all bedrooms have access to the garden and enjoy views of the lake’s first basin.
All bathrooms are ventilated and equipped with large, comfortable showers and bathtubs.

Second floor:
The second floor includes a double bedroom with an en-suite bathroom and access to two outdoor areas: a balcony integrated into the roof slope and a terrace/solarium directly connected to the garden. From here, one can enjoy a splendid view of the lake as well as the multi-level private garden.

Materials and finishes:
The materials used were carefully chosen to integrate the building harmoniously into the existing landscape, characterized by terraced slopes and stone retaining walls.
Some portions of the façade are built in exposed stone, while others are finished with sand-colored plaster. The window frames are wooden, with traditional wooden shutters in keeping with local style.
The sloping roofs are made of laminated wood treated in a warm honey tone, with reclaimed clay tiles to evoke the area’s traditional architecture, even though the overall design remains distinctly modern.

Interior and systems:
Interior finishes are of high quality, both in terms of systems (underfloor heating, air conditioning with split system, photovoltaic system installed in 2023) and materials (stone staircase, teak wood flooring, etc.).

Condition:
The villa is in excellent condition, as the owners have carried out regular maintenance. The building is structurally sound and dry, having been constructed with all necessary precautions (ventilated crawl spaces, waterproof membranes, etc.) to prevent infiltration or other issues.
Moreover, the southern exposure ensures optimal comfort throughout the year.
