Industrial property with photovoltaic system in Mortara (PV), Strada Pavese Km 1200.

The property for sale is a shed with a covered area of approximately 3800 m2.
Access is from Strada Pavese Km 1200, through an automatic electric bar for vehicular passage; internally, however, the two warehouses are connected via an internal opening’.
In this building the spaces are mainly used for the production and processing of casting elements, spaces serving workers, such as canteen, changing rooms, showers and toilets complete with white ceramic elements and taps; offices and meeting rooms; rooms dedicated to technological systems.
The entire building is air conditioned and heated with a gas boiler, fan coil terminals and radiators, in which part of the heat is reused in the production part.
The office part was suspended with plasterboard panels, in which the light fixtures were installed.
The building is arranged on one floor, with a net internal height of approximately 5.00m, with the exception of the building which houses the canteen and the caretaker's house (approximately 3.00m) which is accessed via an internal staircase.
The flooring is in concrete with a quartz finish in the production area, ruined in several parts with the presence of microcracks; in the changing rooms and showers area there is a kinkler-type tiling, with white ceramic covering tiles; in the offices porcelain stoneware tiles. The external doors are REI type with panic bar.
There is the grounding plant and the fire prevention plant.
Also owned are the industrial warehouse, used mainly as a warehouse, two ENEL cabins (one of which is disused and quite dated) and a warehouse of approximately 130.00 m2, used as a warehouse and small workshop.
There is a portion of the outdoor area, paved with concrete blocks, and a small green area overlooking the offices.
The apartment, of 100.45 m2, is located above the room used as a canteen by the workers, and is divided into: living room, kitchen, hallway, two bedrooms and a toilet, plus a room (which does not have the habitability requirements, because it has an internal height of 2.38m) on the third floor, reachable by an internal PVC spiral staircase; from the latter room there is access to two terraces, one positioned to the south and one to the north.
The photovoltaic system was installed on the roof of both warehouses, mainly used to supply electricity to the production area, with the signing of an agreement with GSE N. I09F04209607 and with an incentive tariff of 0.4620 €/KWh.
There are 1,637 modules for a surface occupancy of 3,539.00 m2, and the panel is in thin film integrated into the roof. Installed power is 222.6320 KW.
The plant came into operation on 30/12/2008, counting the twenty years of incentive, while the request to the GSE was received on 26/02/2009.
