SANT'AMBROGIO VARESE


The property is located in the residential neighborhood of Sant'Ambrogio in Varese, at the beginning of the village, on the first hill that continues toward Sacro Monte. 
It consists of four buildings: the manor house (A), the janitor's house (B), the office (C), and the barbecue room (D).

The complex was built at the end of the slope leading to Piazza Milite Ignoto. All the living rooms face south. In particular, those in the manor house overlook the valley in which the town is developed, and the utility rooms and bathrooms are oriented north toward Sacro Monte.



Despite being in the center of the neighborhood, the property is cleverly camouflaged by imposing vegetation at its entrance and hiding it from view from the street.
From the entrance gate, the Villa can be accessed by three paths.
The first one, with steps, leads to the main entrance located in the main garden The second one leads to the spacious garages which can hold up to three cars. Continuing through a planted driveway, we arrive at ground floor level with a second garden smaller than the main one. Finally, descending to a third terrace, we find the vegetable garden and a large greenhouse.
Thus, the garden was built on three levels; starting from the lowest (vegetable garden and greenhouse), one goes up to the small garden at ground floor level, and then up again to the main park with the entrance to the manor house.
The third access leads to buildings B and C independently.
In the main park is a small furnished building with a barbecue fireplace (building D), an outdoor woodshed, and a large storage room. 

In the three gardens, there are numerous valuable plants, starting with centenary cypresses at the entrance and then moving on to three splendid camellia trees (two in the main park and one of the Sassanqua variety at ground floor level), several antique roses of various colors and scents, the exotic plant corner, jasmines, rhododendrons, azaleas, etc. Many plants flower at different times, always ensuring a note of color within the garden.
The four buildings are divided into six independent apartments, built in the late 1800s in Art Nouveau style, with a turret in the main building. It was first the vacation property of a prestigious Milanese family and then became the residence of local professionals.
Building A constitutes the manor house, completely restored, with a roof less than 25 years old, parquet floors in all rooms except the bathrooms, a new electrical system, a new heating system (with two condensing boilers-one summer and one winter, three pellet stoves and two wood-burning fireplaces with functioning chimneys), solar panels for electricity production, hydraulic elevator maintained to comply with regulations about ten years ago (currently deactivated), swimming pool recently lined with innovative plastic material and equipped with a new saline system, windows, and doors restored in 2015, two new bathrooms. 

The building has four floors.
On the ground floor is a recently renovated self-contained apartment that can be used as a residence for service personnel or as guest quarters. On the same level, but with entrance from the Villa, are the cellar, laundry, and technical rooms for the boiler and elevator.

The main and service entrances are on the second floor, at the main level of the main park. Through the main door, you enter the large living room divided into two areas: the living room and dining room, with two balconies and a wood-burning fireplace. From the dining room, one goes to the kitchen, then to the dining room with a tiled stove and a large outdoor terrace used for dining during the summer.
On the second level are three bedrooms, two of which have balconies overlooking the city of Varese and Mount Rosa, and two recently renovated bathrooms.
On the third level are a bedroom, a dressing room or study, a large attic room, and a bathroom.
Finally, on the fourth level is the attic with a liveable-in attic, subject to approval by the authorities.
All rooms have ample square footage and are served by the elevator from the ground floor to the third floor (second above ground).

The surface area of the Villa is 400 sq. m. plus 70 sq. m. for the guesthouse apartment.

Building B is on two floors and is used as the janitor's house. It has been recently renovated and divided into three apartments: two studio apartments (45 sq. m. and 35 sq. m.) and a three-room apartment (100 sq. m.). In addition to the apartments, there is a large garage and a technical room in the basement. Each apartment has its own entrance and utilities (gas and electricity) and is offered fully furnished, including the kitchen.  

Building C was also recently renovated and self-contained. It is spread over a single floor, is large, and can be used as a residence or as an office (117 sq. m.).  

Box and utility rooms measure about 70 sq m, adding about 20 sq.m. for the self-contained barbecue room.

The total living area is 760 sq.m. plus 90 sq.m. of service rooms, while the garden is about 2,000 sq.m.

VARESE

Varese is the westernmost province of Lombardy.

Varese is thus strategically located at the center of the main communication routes where the business of one of Europe's most important regions is concentrated, but with residential characteristics where relaxation and natural beauty rule.
The characteristic attribution of Garden City derives from the numerous parks and gardens found within the municipality, primarily appurtenances of villas built between the 18th and early 20th centuries, first by noble families and more recently by industrialists and representatives of the upper middle class, originating mainly from Milan. These include this property.
Varese is also called the city of the Seven Lakes because from its highest mountain, it is possible to overlook Lake Varese, Lake Maggiore (or Verbano), Lake Lugano (or Ceresio), Lake Ghirla, Lake Ganna, Lake Monate, Lake Comabbio.
Sant'Ambrogio is the Varese district at the foot of Sacro Monte; it has always been considered the city's most exclusive neighborhood.
