All properties form a real estate complex consisting of three buildings built at different times, giving rise to building 1, building 2, and building 3. They all share an external courtyard identified in the planimetric scheme with the subaltern 10 (B.C.N.C.).
The main building (building 1), which includes the properties identified in the appraisal from n. 1 to n. 5, consists of two structures built at different times: the first building was built in 1977, inside which is located the property identified on Sheet 118 parcel 1043 subaltern 16 (apartment), while subsequently, in 1989, the second building was built, as an extension of the existing one, in which are located the properties identified on Sheet 118 parcel 1043 subaltern 12 (laboratory), subaltern 13 (apartment), subaltern 14 (apartment), and subaltern 15 (laboratory).
The other two buildings, compared to the main one, are located one to the south (Building 2), to which corresponds the property registered on Sheet 118, parcel 1043, subaltern 20 (garage), and the other located to the west (building 3), to which correspond the properties registered on Sheet 118, parcel 1043, subaltern 19 (garage) and subaltern 18 (apartment).
Specifically:
Ø laboratory identified with subaltern 12: this is a laboratory located on the ground floor of a three-story building. The structure of the building consists of reinforced concrete beams and pillars, latero-cement slabs, external and internal partitions in masonry plastered and painted. Access to the laboratory is via two separate accesses consisting of two industrial gates of the book type with an aluminum frame painted black; the window frames are equipped with a vasistas mechanism with a black aluminum frame and double glazing. The flooring is of the industrial type in cut cement screed in the laboratories, while in the room in front of the toilets and in these themselves, there are floors and coverings in ceramic, doors in lacquered white tambour wood. It is equipped with an electrical system, a water system, a sewage system, and with regard to heating, there is only one Robur gas burner installed in the main laboratory.
Ø Apartment identified with subaltern 13: this is an apartment located within the main building having a load-bearing structure consisting of reinforced concrete beams and pillars, floor and roof slabs in latero-cement, and the internal and external partitions are made with brick blocks. The entrance is located along the east facade and is shared with subaltern 11. On the ground floor there is a cellar and through the condominium staircase you access the apartment located on the first floor. Internally it is divided as follows: on the first floor there is a large living room, with access to a covered terrace with a wooden pergola, a kitchen with access to another closed terrace laterally with pvc frames, a bathroom and a hallway; from the internal staircase you access the second floor (attic) where there is a laundry room and two storage rooms.
The terrace pertaining to the apartment, accessible from the living room, must be demolished to define the boundaries with the property identified with sub. 16. The terrace pertaining to the apartment has the arrival of the external elevator that allows access to the property; finally, it should be noted that the property is currently lacking a bedroom.
The floors and finishes are in ceramic in the bedrooms and in the hallway on the upper floor there is parquet. The storage room on the attic floor does not have floors and the dividing wall with the bedroom is made of plasterboard, which lacks the gypsum finish. Ø Apartment identified with subaltern 16: this is two apartments and several annexed rooms located within the main building, in the building built in 1977 having a load-bearing structure consisting of reinforced concrete beams and pillars, floor and roof slabs in latero-cement, and the internal and external partitions are made with brick blocks. It extends over three levels: on the ground floor there is an apartment, a multifunctional room, a room with a swimming pool and a technical room, while on the first and second floors the other apartment develops. The entrance to the building located on the ground floor is located along the east facade of the building and is divided as follows: a living room with a fireplace and communicating with a kitchen, a bedroom, a bathroom. The apartment is connected to the multifunctional room which in turn allows access to the indoor pool. This last room is equipped with an internal bathroom and a secondary entrance that opens directly to the property identified with sub. 12.
The walls are all plastered and painted, all the floors are in cotto except for the bathroom and the coverings of the same and the kitchen which are in ceramic. All the frames are in black aluminum with double glazing while the internal doors and the entrance door to the apartment are in wood.
The systems present are the electrical, water, sewage, telephone, TV antenna and the heating system consisting of an autonomous gas boiler positioned in the technical room located on the ground floor, near the kitchen, which serves both apartments, and mixed heating elements (cast iron radiators and gas convectors). The garages have two driveway entrances while internally the room is undivided; there is only a small storage room located near the north entrance.
Only the electrical system is present.
Ø Apartment identified with subaltern 18: this is an apartment, located in the third building of the real estate complex, and extends over one floor. The load-bearing structure of the building is entirely made of wood resting on a foundation consisting of a reinforced concrete slab.
Internally the property is divided as follows: entrance onto the living room with kitchenette, a bathroom, a storage room and three bedrooms, two with attached toilets. It was not possible to access the property. The floors and finishes are in ceramic, while in the bedroom and in the hallway, on the upper floor, there is parquet. All the walls are plastered and painted, the internal doors are in wood as are the frames which have a wooden frame with single glazing and darkening elements consisting of wooden flaps. The systems detected are the electrical, water, sewage, telephone, TV antenna and the heating system consisting of an autonomous gas boiler, located externally to the property, in a dedicated compartment, and aluminum heating elements.
The real estate units comprising the complex for sale are in discrete conditions, considering that they have been unused for over 13 years. Along the perimeter walls of the rooms there are, internally, signs of rising damp, and the external walls also show deteriorated plaster in several places due to water infiltration.
