Good for day trips are, for example, Jesi (birthplace of Frederick II and the composer Pergolesi), the coastal towns Ancona, Pesaro and Fano, Urbino (a very well-preserved Renaissance village) or Macerata (university town with open-air opera festival) and the Umbrian towns of Assisi and Perugia. Extended hiking and cycling tours are possible in the surrounding hills or the nearby mountains of the Apennines.

Approx. 13 km to different beach sections.

Condition:
The property with a total area of approx. 870 m² consists of the main house and three outbuildings. The buildings were rebuilt in 2005 in consideration of ecological and earthquake-proof construction methods. The hotel with small restaurant opened in 2006. The last of the three outbuildings was completed in 2023. After the purchase the business can be continued, but private use for a large family would also be possible.

On the ground floor there is the reception, the dining room with open fireplace, a large, cozy lounge with a view and access to the pool, guest toilets, the well-equipped kitchen with utility room, pantry and toilet. The heart of the main house is a high, central winter garden with a glazed roof and seating area. Immediately after entering, you can feel the special atmosphere of this almost sacred room.
There are six guest rooms and a utility room on the first floor.
The heating system, the pool technology, large tanks for the water heated by the solar system and storage space can be found in the basement floor.
Outbuilding 1 (approx. 50 m²):
Hosts the separate apartment with wooden beamed ceiling, kitchenette, covered terrace and bathroom.
Outbuilding 2 (approx. 50 m²):
Is divided into two guest rooms with bathrooms and large windows leading to a private terrace.
Outbuilding 3 (approx. 170 m²):
The three guest rooms with wonderful views and the adjoining wellness area were completed in 2023. Another area of approx. 70 m² could be expanded as additional rooms for guests or as an operator's apartment. This building also has a spacious basement.

Total land area:

About 7,000 m² of beautifully landscaped garden with lawn, olive grove, orchard and pool area. Sufficient parking spaces are also available.

Access:
Good access via a small, tarred municipal road.
