Location:
South facing, quiet and surrounded by nature and fields, with fantastic views over the beautiful hilly landscape towards the Apennines. Distances: to the nearest two small villages with restaurants and shops approx. 8 km, to Jesi approx. 25 km and to the international airport of Ancona about 40 km.

Distance to the Sea:
About 50 to 60 km to various beach sections between Senigallia and Ancona or to the cliffs of Monte Conero.

Condition:
The country house has been renovated and transformed into a holiday rental business with small restaurant. The spacious pool was realized in 2019. Three outbuildings (buildings to be renovated if necessary) offer additional expansion potential for e.g. additional rooms for rent, a private apartment, a studio or workshop etc.

Total m² building:
About 400 m² total area in the main building (gross space, incl. walls, corresponding to about 300 m² net area) and further about 25 m² in the smallest outbuilding, about 60 m² (2 x 30 m²) in a stone stone-built annex on two floors and about 80 m²  in the former hayloft.

The laundry with storage space and a pizza ofen are accessible from outside.
Upstairs there are four bedrooms, each with private bathroom, a small utility room and a lounge with open fireplace.

Total land area:
About 25,000 m² (6 acres) of land with lavender plantation, meadow, farmland, olive and mulberry trees and various fruit trees. A garden area by the house is partly terraced and steps are leading to the pool of 12 x 4 metres.

Access:
Access via provincial road and about 1 km by a small gravel road.

Electricity connection, water connection (municipal water and also a private well), city gas connection, gas central heating throughout the building (with underfloor heating on the ground floor and in the lounge on the first floor), air conditioning, telephone and internet access are present.
