Perfectly restored according to the Superintendency's guidelines, the meticulous work has highlighted its architectural features, recovering a series of original details (a 14th-century fireplace, a cistern for pressing grapes, and hand-crafted terracotta flooring).
The tower, currently used as a residence, comprises three levels: a kitchen/dining room on the ground floor with direct access to the outdoor courtyard, a living room with an original fireplace on the first floor, and a bedroom with bathroom on the second floor, for a total of 99 sq m.
The various floors are connected by an oak staircase.
The facades are characterised by the original facing in carefully stuccoed local stone and by the oak window frames of the openings, whose dimensions have been maintained as they were originally.
At the main entrance on the first floor above the door there is a stone inscription with the date “1583”, the date in which these towers were restored at the behest of Cardinal Pallotta.
Structural conditions
As mentioned, the tower underwent a very important structural intervention, the main aspects of which are recalled:
- Sew and unstitch damaged stone masonry
- Combined intervention of injections of hydraulic lime-based mortar plus internal plaster reinforced with fibreglass mesh;
- External masonry: Metal strands inserted inside the previously cleaned mortar joints and then repointed with hydraulic lime-based mortar and connected with steel connectors to the entire reinforced plaster.
- New perimeter steel curbs on the roof with bracing plates
Condition and Finishes
In terms of systems, there is a water/sanitary network, electricity and, for a year now, a new heat pump system for summer and winter air conditioning.
It has a private courtyard on the ground floor of approximately 17 square meters where you can have lunch or dinner outdoors (table and chairs included), with a very evocative lighting system that enhances the atmosphere.
Given its hilltop position, it enjoys a panoramic view of the countryside and surrounding villages.
The house is accessible via a paved road, and the Foligno-Civitanova Marche highway is just a 5-minute drive away.
All the furnishings are finely restored antiques and are included in the price (16th-century bench, 18th-century table, medieval mortar, late 19th-century bed, etc.).
