The high quality construction is perfectly sealed against drafts
and water. The aluminum shutters and exterior of the windows never need painting. There
is not a kitchen installed so the new owner can choose their favorite layout and look.
There is 3 phase electric for induction stove tops and adequate electric outlets. Floors are
all tiled, including the garage, balcony, covered patio and storage area. A spiral staircase
accesses the lower living area. 2 large sliding glass doors open out to the covered patio
increasing the living space in all seasons. The lower kitchen (connections but no cabinets)

Mail delivery is to the house. Public water is connected. Property taxes are 300€ a year. Police

The climate is moderate with summer highs rarely above 32C and winter lows rarely
below freezing. Winter heating of the house is needed but summer air conditioning is not.
It does snow once or twice during the winter but is gone in a few days. There are two
growing seasons. In the spring and summer for warm season crops and in the fall for cool
season crops. I have harvested fennel, broccoli, kale, carrots and Brussel sprouts until
April! Olive trees for oil, grapes for wine grow very well while cherry, plum, apple and fig
trees grow wild.
The cultural heritage in Italy is very rich. Mountain top villages, beautiful
churches, Roman archaeologic sites and the wonderful friendly people that you meet
everywhere. The house is less than an hour drive to the Adriatic beaches and restaurants,
and also less than an hour for hiking in the Sibillini mountains and the Sibillini NationalPark. The Sibilline Mountains can be seen from the house. During the summer there are
small and large fairs or festas every weekend somewhere in the area. Every Thursday in
Sarnano (20 minutes away) is a large outdoor market with fruits, vegetables, meat,
clothes and more. There is also a EuroSpin grocery store, hardware, drugstore, hospital
and more. Gualdo (10 minutes away) is smaller but has a market on Tuesday, a farm
supply store, drugstore, 2 coffee bars, post office, and more. Excellent healthcare!!
There is plenty of space for your own Olive trees, vineyard and fruit trees. The area along
the creek is moist and cool on the hottest days in the summer and a good place for
harvesting mushrooms in the spring. There may be additional land for sale around the
house if needed. The gravel road into the house is lightly traveled and a lovely place to walk for exercise and meditation.
The Italian government is offering a 7% flat income tax rate for foreign retired buyers that
purchase a house around small towns in southern Italy including Gualdo. The rules have
been expanded for 2026. Speak with an accountant for specific details.
