Our proposal is a villa completed in September 2024, which is part of an elegant complex of eight villas characterized by a unique and modern architectural style, with all entrances private.
The villa is spread over three levels for an internal area of 200 square meters, with external spaces of approximately 130 square meters. Access is completely independent, both pedestrian and driveway, guaranteeing privacy and convenience.
The construction was made of reinforced concrete, the partition walls are made of masonry and the plaster is made of natural lime, thermal and acoustic insulation according to European regulations to ensure sustainability.
You access the villa through a protected gate with a canopy and from the white travertine staircase you reach the external entrance with flooring and steps in travertine that surround the entire villa, and the garden that surrounds it. The garden can be customized according to your needs and tastes and offers spaces for an outdoor jacuzzi.
In front of the entrance door, the sidewalk surrounding the building widens creating a terrace ideal for an outdoor lounge, sheltered by a sunshade grille and a high railing for privacy. From the armored door you enter the ‘day floor’ which opens with a large living room, very bright with beautiful and large windows that give the star shape to the exterior. You proceed with the kitchen-room, furnished, which can be independent or connected to the living room through an internal window. You then proceed with a further room that can be a study-bedroom-or living room, where we find a white wardrobe, and the bathroom with shower tray in the same color as the flooring, glass box, wc and bidet, sink with suspended cabinet below.
From the day floor to the upper floor you access via a staircase, with steps in light marble tinted with the rest of the flooring and railing in corten tubes that from the steps reach the ceiling. As we go up on the ceiling above the staircase spotlights illuminate the environment and we arrive at the ‘night floor’. From the hallway you enter the very large and spacious master bedroom which has a large round balcony from which you enjoy a 180-degree view of the area and the surrounding countryside. The room has a spacious corner wardrobe, white color. There is also another bedroom for double or children's use and a single/study bedroom. Finally, the floor ends with the bathroom consisting of a long rectangular shower, with a shower tray in the same color as the flooring, wc, bidet and sink with suspended cabinet below.
You access the basement floor with an internal staircase from the day floor, also in marble where we find a large room equipped with plant engineering to be able to create an environment according to your needs which could be a study or a rustic or relaxation or a small spa, with a French window and a small courtyard. From this room you access the garage via a fire-rated door.
The garage can accommodate two cars, scooters, bikes, as well as space to install shelves for storage and seasonal changes, the garage has a window/skylight – which always allows light and ventilation and inside, through a door, you access the large laundry room-bathroom complete with everything, wc, bidet and sink and plant engineering for washing machine and dryer and a spacious shower transformable into a bathtub. From the outside you access the garage via your own sectional white door, with remote control. In front of the sectional door there is a parking space and a small shed next door.
The surrounding road also has several parking areas, 50 meters from the complex there is a lawn with outdoor games for children and several green spaces and lawns.

The flooring of the two floors is made of travertine effect ceramic, which gives a warm effect and adapts to different furnishing styles,
the bathroom finishes are made with stucco effect tiles white flowers in relief, which make the environments very refined, the shower trays are in the same color as the floor and the shower boxes are in glass.
The doors are paneled wood finish satin white color, with grooves, some are recessed to improve the space environment.
Every room is windowed, the windows are in p.v.c. warm white color, and the windows guarantee high thermal insulation, safety, sound insulation and light transmission. The windows are also predisposed for the insertion of mosquito nets. Finally, for a better facade aesthetics there are hinged shutters in warm white aluminum, which when closed do not create encumbrance for a better light transmission.
The systems are all of the latest generation and consist of underfloor heating via radiant panels, and thanks to the thermostats in each room it is possible to customize comfort with considerable energy savings. Heating is produced by two boilers, one for each floor to optimize heating performance.
The night area has air conditioners in each room and the other rooms already have predisposition for further air conditioners.
The water network is supplied by the aqueduct from the Apennines of central Italy and the sewage network is connected to the municipal infrastructure.
On the roof there is a solar panel that ensures the supply of hot water for almost the whole year at zero cost.
On the roof there is already the project for those who wish to install photovoltaic panels, a project of 13 panels that can provide energy self-sufficiency.
The villa has predisposition for the anti-intrusion system.
To complete the description there is also the possibility of dividing it into two complete apartments with all services.
