Set on the hills sloping down towards the Metauro valley, in a panoramic and secluded location yet just 5 minutes from amenities, stands this ancient stone farmhouse dating back to the 17th century. A 750 m² property set on 13 hectares of land — comprising woodland, farmland and a certified truffle ground — which over the years has been carefully converted into a holiday complex comprising eight self-contained apartments, each with its own private outdoor space. The main building, a traditional farmhouse built of local stone with exposed beams and terracotta floors, houses six of the eight apartments. It houses two independent apartments: one on the ground floor, also accessible to people with disabilities, with a living room with kitchenette, double bedroom, bathroom and patio; the other on two levels, with a living room with fireplace, kitchen, bathroom, utility room and covered patio on the ground floor, and three bedrooms with two bathrooms — including one double bedroom with en suite — on the upper floor.

The truffle ground: a productive asset
Among the property’s rarest and most prized features, the certified truffle ground covers 2.3 hectares planted with black scorzone and black truffle varieties — currently managed by the owner but easily available for lease to third parties thanks to the proximity of Acqualagna, the internationally recognised truffle capital. Added to these are 3 hectares of woodland designated as a controlled and reserved truffle ground by decree of the Marche Region. Truffle hunting is already practised and in high demand in the area.
The wooden portico with stone columns, the wood-fired oven and the panoramic swimming pool overlooking the Montefeltro hills complete a property that needs no reinventing — it already has it all.
