Casale Sole - Immersed in the greenery of the gentle Marche hills, with a view that loses itself in a broad and suggestive panorama, Casale Sole is an authentic country farmhouse of over 200 years, completely restored from its original state of ruin and brought back to new condition between the late '90s and early 2000s, respecting its rural soul and traditional materials.

The property is located in Monteguiduccio, a fraction in the municipality of Montefelcino, in a quiet and reserved position but far from isolated. One of its great strengths is the ease of access: the road is paved practically up to the house, making it perfectly usable throughout the year. Gallo is about 6 km away, Urbino about 10 km, Fossombrone 15 km, and Pesaro and the Adriatic coast about 30 km. Schools, supermarkets, restaurants, and all major services are therefore easily accessible.

The farmhouse is surrounded by about 2 hectares of land, partly wooded and partly open land, of which about one hectare is destined for cultivation. Around the house grow about twenty olive trees and various fruit trees – cherries, apple trees, figs, medlar trees, and other varieties – which contribute to creating the authentic atmosphere of a Marche countryside house. The outdoor spaces, spacious but easily livable, also offer the possibility of creating a swimming pool, subject to verification according to current regulations, in a splendid panoramic position.

The renovation was carried out with particular attention to construction quality: the roof is ventilated and insulated, and the walls have been equipped with a cavity to prevent humidity problems. The heating systems have been installed, and radiators are present; the boiler is missing, leaving the future owner the opportunity to choose the most suitable solution for their needs. The current owners, who mainly used the house during the summer, relied primarily on the warmth of wood and two fireplaces.

Inside, the character of the original house still breathes: antique terracotta floors, wooden beams and tiles, recovered thresholds, and a splendid internal oak staircase tell the story of the farmhouse and give it that warmth difficult to recreate in modern buildings.

On the ground floor, there is the entrance, the kitchen, a large living room with a fireplace, a storage room, and a bathroom with a shower. From the kitchen, there is also access to a characteristic isolated veranda surrounded by numerous windows, a pleasant space to live in different seasons, complete with a wood-fired oven. The kitchen is currently powered by a gas bottle, and a traditional economic stove is also present; hot water for the shower is produced via an electric boiler.

The first floor hosts two spacious double bedrooms, one of which is particularly spacious and the other embellished with a fireplace, as well as a second bathroom already in an advanced stage of construction, to be completed only with sanitary ware and painting. The two levels are connected both by an internal staircase and by an external staircase.

The property has access to the municipal water supply, as well as a naturally fed well connected to two fountains present on the property. The outdoor areas have also been enhanced with dedicated lighting, including the suggestive access driveway.

In the surrounding area, there are agritourisms and small restaurants where you can rediscover local cuisine, genuine products, and zero-kilometer specialties, while in a few minutes, you can reach villages, art cities, and all services necessary for daily life.
