This old farmhouse has been renovated in 2017 by a local and highly reputable tradesman and his wife and for their own private use. The farmhouse is ready to move into with lots of original features retained. Here you have all the charm of a piemontese farmhouse while still enjoying the comforts of modern living.

The property is located off a quiet road linking Nizza Monferrato and Canelli - right in the middle of the core UNESCO World Heritage zone. Sitting halfway up the hill you have great southerly views towards Calamandrana which is only a few minutes away. The best pizzeria and one of the very best restaurants in the area are both within walking distance! 

One the ground floor one finds a large kitchen dining room with lots of space and with a real rustic farmhouse feeling. Here you have a working fireplace and - like in the rest of the house – the classic vaulted Piemontese ceilings. In addition you have a one good-sized living room, a large ”secondary” living room or “tavernetta”, a nice bathroom with a shower and access to a garage / workshop.  In addition, you also have a double carport which is large enough to be used also as a covered terrace when the sun gets too hot.

On the first floor you find 3 spacious bedrooms with old terracotta tiles on the floor and the redbrick vaulted ceilings. These bedrooms are much larger than normal and with relatively high ceilings you really get a sense of space. A further bedroom at the back of the house has been set up as a washroom with washing machine and several high cupboards for storing clothes and other belongings. In our view this is a really useful room which you normally don’t find in these old houses.

On the second floor, under the roof, the ceiling hight will allow a new owner to create further bedrooms amd bathrooms should this be required. Installations have been prepared for this. At the moment the second floor is however unused. 

More generally the house benefits from a new roof built using fibre cement plates and then covered with the classic terracotta “Coppi” to maintain the farmhouse feel. Also shutters and windows are new and with double glazing. The house has central heating with underfloor heating on the ground floor and radiators on the first floor, both drawing heating from a combination of water based solar panels and a large modern pellet boiler.

The property includes just under 1 ha of land with the majority facing south and west. The garden is well established with many mature trees.
