This partially completed stone house project is situated on the borders of Canelli and Santo Stefano Belbo, within the UNESCO World Heritage Zone. The property is located on a hillside with views of the Contini tower and Canelli. There is ample space for a swimming pool.

The construction of the stone house began a few years ago and it was intended to be the private residence of the owner of a family-run building company. Due to unforeseen health issues, they decided that they would not be able to live in the house and have chosen to sell it.
In its current state the main structure such as foundations, outer walls in brick and lange stone, roof, wrap around terraces and some initial plumbing and electricity work has been completed. Still remaining is cladding part of the outer walls with lange stone, fitting of windows and doors, balconies, bathrooms, kitchen and flooring. In essence all the expensive, time consuming and complicated work has been completed, and it is now up to you and your family to design and complete the interior to your requirements and taste.
The building is laid out with a large basement and with a ground and first floor. In its current design it offers two bedrooms and a compact kitchen and living room. However, as an “enlarged” option, it is straight forward to extend the current footprint of the property and create a much larger kitchen and living room as well as three bedrooms.
At basement level you will find a very large L shaped garage followed by what was intended as a workshop. In addition, you will find a two large storage rooms as well as a good-sized toilet.

However, it may be more efficient to buy the property as a turnkey solution from the current owner/builder, making only necessary adjustments to create your dream home. This approach will minimize changes to existing building permissions.
We have discussed cost associated with completing the project with both the owner and Geometra. Indicative cost suggests it would be possible to complete the current (2 bedroom) design for app. Euro 150,000 while completing the building in the “enlarged” (3 bedroom) design will require closer to app. Euro 200,000.
