Description

An important property in the renowned residential center of the Alpino hamlet (800 m), in the municipality of Gignese, located on the slopes of Mount Mottarone, just a short distance from Stresa, with an extraordinary view.

The property includes a significant main residence and a dependance dating back to the late 1800s.

The property, whose original construction dates back to 1895, features charming architectural details both inside and outside and is divided into two apartments: one on the raised floor and one on the first and second floors. In the basement, there are various rooms used as cellars and storage.
On the raised floor, there is a 160 m² apartment with an entrance, eat-in kitchen, guest bathroom, living room with dining area featuring a fireplace, sitting area, a large hallway, three bedrooms (one with a winter garden), a bathroom, and an open terrace. The basement of this unit includes four cellar rooms.
On the first floor, also measuring 160 m² and with an independent entrance, there is a large hallway, a spacious eat-in kitchen, two bedrooms, a living room, a study, a bathroom, and on the second floor, in a characteristic turret, a hallway, a bedroom, a bathroom, and an attic/storage room.
The building, especially the raised floor and the turret, has a somewhat outdated style. The bathroom was renovated in the early '90s, the external doors and windows were replaced with double-glazed insulating frames, while the internal doors are original. The bedroom floors are made of larch wood parquet. All external structures and stone decorations are made of Baveno pink granite blocks.
The heating is autonomous with gas, with a recently installed boiler, and an alarm system is in place.
A water well is located nearby.

The dependance, around 115 m², is built with exposed stone and wood, materials which are also found inside, along with terracotta that defines the interior spaces. The building is developed over two floors, with a turret on the third, and is organized as follows:
Ground floor: entrance, eat-in kitchen, dining area, living room with fireplace, study, storage room, and bathroom.
First floor: two bedrooms and a bathroom.
Second floor: attic (turret). The heating is provided by electric convectors with warm air.
The independent driveway access is easy to reach, with ample parking space.
There is also the possibility to connect to the natural gas network.

Located halfway between the famous lakeside town of Stresa and the summit of Mount Mottarone (both about 20 minutes by car), Alpino has been a preferred destination for the aristocracy and bourgeoisie to spend their holidays and enjoy tourism.
Mount Mottarone and Alpino received a significant boost for tourism and residential development during the Belle Époque, between the second half of the 19th century and the early 20th century, when many villas were built.
During that time, many members of the Lombard-Piedmontese bourgeoisie and aristocracy chose to build villas in Alpino and the surrounding areas to spend the summer months, as well as the winter to visit the Mottarone ski slopes. In addition to winter sports and unspoiled nature, Alpino already had a golf course from the 1920s, which still exists today and is one of the oldest in Italy.
