Residenza “Cappero” – Requires Agricultural Entrepreneur Qualification

In the heart of the Salento countryside, immersed in a landscape of great tranquility and authenticity, among dry stone walls and charming rural villas, Residenza “Cappero” is born, a project that combines local construction tradition and contemporary architecture, designed for those who wish to develop a genuine agricultural activity integrated with a quality residence.
The land, of 25,560 sq m, is completely fenced: new dry stone walls in the front band (h 130/170 cm), side borders in stone 50 cm and metal mesh on the rear boundary.
There is already a deep well approximately 90 meters deep with installed pump, and the entire area is delimited by a construction site compliant with current regulations.
Destination of use and requirements
The project is conceived to be carried out by a subject holding the qualification of agricultural entrepreneur, as required for building settlements in agricultural areas intended for the management of the land.
The project envisages the construction of residential buildings connected to agricultural activity, the recovery of the existing pajara and the creation of a swimmable biolake, integrated into the natural landscape.
The project
Block 1 – Guest House with Pajara (61 sq m)
The original trapezoidal pajara is restored and used for residential purposes to support agricultural activity, with a bedroom, en-suite bathroom, living room with kitchenette and covered veranda.
A detached annex, perfect as accommodation for guests or for compatible agritourism activities.
Block 2 – Main Residence (130 sq m)
The residence is articulated in two bodies connected by an internal courtyard, with large verandas to the east and west to enjoy the outdoor spaces in every season.
The daytime body, with barrel vaults, comprises living area, kitchen and guest bathroom.
The nighttime body, with star vaults, houses two bedrooms with en-suite bathrooms and walk-in closets, both overlooking the garden and the biolake.
A staircase leads to the solar terrace with panoramic views of the surrounding countryside.
Block 3 – Studio and Service Area (50 sq m)
Includes a studio/office (possible third bedroom) with bathroom, laundry room and a bathroom/dressing room dedicated to the biolake. It is connected to the residence via a canopy.
Block 4 – Garage and Agricultural Deposits (78 sq m)
Fundamental body for managing agricultural activity, with garage, tool storage room and bathroom/dressing room.
According to the regulations, it can be partially converted into residential use after the terms provided for agricultural rustic annexes.
Outdoor Spaces and Landscape
The project integrates:
wooden canopy;
Mediterranean garden with native species;
installation of 148 olive trees of the Leccino and Favolosa cultivars, already approved, aimed at the olive grove regeneration of the land;
swimmable biolake designed by landscape architect Vera Luciani, perfectly integrated into the natural context and enriched by Mediterranean vegetation.
Architectural Vision
Residenza “Cappero” proposes an authentic lifestyle, in balance between memory and innovation:
star and barrel vaults, natural materials, stone pajara, Mediterranean garden and continuity between interior and exterior.
The architectural concept, signed by Studio Arch. Luigina Antonazzo, faithfully represents the aesthetic and spatial vision of the project.
