The Villa is located on a promontory in the Parco Di Otranto-Leuca area, very wild and rich in Mediterranean scrub, connected by country roads. A spectacular project that allows you to feel and see the Adriatic Sea from many areas of the house. In particular on the ground floor, where the 160 sq m of walkable surface develops and where we find the most inhabited area of the Villa. Two bedrooms with bathroom, a guest bathroom, a study and a spacious kitchen that serves the large veranda on the patio and the living room with internal dining room. This latter area, the most exposed to the southwest, is a harmonious passage between land, sky and sea, elements that turn out to be the protagonists of our movements in the property. The structure, recently built, was created with a habitable basement of the same 160 sq m and well insulated by a wasp nest made according to the rules of art, which today allows you to accommodate friends and relatives. This space develops in a horseshoe shape, like the one above, with a succession of bedrooms, bathrooms and a common living room that, at full capacity, can accommodate up to 14 people. From the stairs you can reach the zero floor in two different ways. The internal stairs lead to the second kitchen of the villa with a south-facing furnished veranda and well protected from the summer sun. The external staircase, a well-marked architectural element and central in the villa's planimetric design, leads directly to the walkable stone patio that goes around the house and overlooks both the swimming pool and the sea-view garden. The swimming pool, infinity and raised, of about 100 sq m, is the point where you can see well the harmony between the house and the surrounding nature. Made according to the rules of art with its materials and sunbathing areas, it will be the most loved part by friends and children to spend summer afternoons. Its natural color comes from the hundreds of mosaic stones that make the water an emerald green, a nice contrast with the constant blue color of the sky and the sea. The garden of the villa is rich in native Mediterranean plants and flowers that bloom at different times of the year. A garden that maintains a natural relationship with the park area and enriches the 180-degree view of the sea. Technical note, there is no artesian well but the house is connected to the regional water system. There is a sort of Imhoff, underground cistern, for the containment and collection of wastewater. There are only connections for a water heating system but the house has an electrical cooling system. There is a working fireplace in the living area.
