We present for sale a plot of land of 18000 square meters located in ZONE ''E''.
The land is located in via Santa Margherita between San Pietro Clarenza and Mascalucia and in the immediate vicinity of San Giovanni Galermo.
A ruin and a storage room registered in the land registry category C/2 are located on the land.
Zone destinations and urban planning parameters - In this zone, the construction of buildings necessary and pertinent to the management of the land is permitted, such as manor houses and rural houses, stables, barns, silos, cellars, deposits for agriculture, premises for the transformation and commercialization of the land's products, and similar. For buildings intended solely for residential use (aimed at the management of the land), the permissible volume is 0.03 mc/mg, referring to the area of the land; buildings may not have more than two floors above ground. For residential buildings, the permit is free, in accordance with Article 9 of Law 28 January 1977 No. 10.
In these rural areas, regardless of the size of the land, the demolition and reconstruction of existing buildings that do not present characteristics of historical-cultural emergencies is permitted, within their volumetric and dimensional limits. To this end, the relevant project must be accompanied by photographic documentation. The construction of swimming pools pertaining to the residential building is permitted. The construction of modest outdoor sports structures, playing fields, up to a maximum area equal to 10% of the property's area and in any case not exceeding 2,000 square meters, is permitted. The construction of modest buildings for changing rooms, equipment storage, and offices connected to the management of this activity is permitted to serve this activity. The area of these buildings may not exceed 1/300 of the area of the land with a maximum height of 4.5 meters and a setback from the boundaries and roads as previously determined. Changes of use prescribed by Article 73 paragraph 3 of L.R. 19/2020 and ss.mm.it are admitted in existing buildings in agricultural areas.
