Borgata of Syracuse: sale of a building plot with a project for a building with 4 flats with two elevations above ground.
The plot is located within the urban nucleus of the Borgata of Syracuse, an area of particular historical-urban and architectural-building value and is the focus of detailed regulations for the redevelopment of consolidated fabrics of environmental value, finalized to the preservation of the morphological and settlement rules of the fabrics and the protection of the typological and architectural features of the buildings.
The area is destined by the P.R.G. of the Municipality of Syracuse to B1.2, "Consolidated fabrics of environmental value" and the provisions of the Plan for the area are implemented through direct intervention according to the prescriptions of the Detailed Regulations for the requalification of consolidated fabrics of environmental value: Borgata S. Lucia and station area.
The plot has a cadastral extension of 161 sq.m., while a topographic survey on site verified a real planimetric extension of 180 sq.m., almost square in shape with a road front of about 12,50 m and a depth perpendicular to it of about 13,00 m.
The customer who chooses the land and wants to continue the design idea described below, if he wishes, can be assisted by a commercial, technical and operational group that will act as the sole reference point for the construction of the building, all this will lead to an optimisation of the bureaucratic paperwork and in the optimisation of the building's construction times.

Description of the design intervention:
It is a building of two elevations, with 4 flats (gross area of approximately 366 square meters), realized through the demolition and reconstruction of the existing building (keeping intact the existing street front/front) and the subsequent alignment of the front with reference to the lower height of the adjacent buildings (8,39 m).
From an architectural point of view the building in project takes up and completes the existing façade and creates a seam between the buildings opening on the street.
The new elevation takes up the sequence of openings in the existing front and has 80 cm projecting balconies in accordance not only with the building regulations but also and above all with the formal style that is to be given to the building.
From the distribution point of view, the large central arched opening of the façade becomes the stairwell connecting the four flats.
The two flats on the ground floor were built at +75 cm from the street level in accordance with the type of building in the area and are almost completely mirrored with respect to the stairwell.
Each of them is characterised by an entrance-living room, kitchen, bathroom and double bedroom; all the rooms, with the exception of the entrance-living room, open on to the courtyard.
Going up one level you access the flats on the first floor, also almost completely mirroring the staircase and characterized by the presence of a loft. From the distribution point of view each flat is characterized by a single open space, a small bathroom, a balcony and a staircase leading to the loft; each loft has a hallway, a bedroom, a bathroom, a technical room and a terrace.
From a structural point of view the building, described above, will be made of reinforced concrete according to the anti-seismic regulations in force. The foundations will be of the inverted-beam type and the floors will be brick concrete. The pitched roof will presumably be made of fir and pearled beams, above which the insulation, insulation and Sicilian tiles will be inserted.
From an aesthetic point of view, the facade will be plastered with light-coloured lime plaster and the stone inserts will be made of stone typical of the light-coloured area. The windows will be made of wood with soundproof double glazing and the railings of the balconies and openings will be made of wrought iron or similar.
The height of the building from street level is 8,39 ml, measured between the eaves of the water table and the street level facing the building.
At present the project has already obtained all the favourable opinions (sanitary, superintendence, civil engineering, etc., etc.) for the realization of the work.

Location Description:
Santa Lucia (La Borgata) is the second historical area of Syracuse, built in 1885, when the expansion of the city's urban development towards the north began.
The name of the district derives from the formation of houses then inhabited by the emerging bourgeoisie that followed a chessboard pattern.
The main monument of the area is the Church of Santa Lucia al Sepolcro outside the walls, in the square of the same name where mythology tells of the martyrdom of St. Lucia, for this reason on December 13 of each year the Piazza di Santa Lucia becomes the center of the Catholic holiday, at the height of the long procession from the Duomo.

The power of the Greek polis of Syracuse extended to the Adriatic, with several Syracusan colonies. After the Greeks, with the Romans the importance of the city decreases. Despite this, notable remains of the era remain today: from the Anfiteatro Romano to the Ginnasio, up to the Catacombe. Syracuse is the first city of the West with a Christian community. After the Vandali, the Bizantini with Belisario in 535 conquered Syracuse and Sicily. With Constant II, the city lives a flourishing period and becomes the imperial seat, but with its successors a civil war puts an end to the Byzantine Empire. The arrival of the Arabs in 878 shakes Syracuse violently, causing 5.000 victims. A political crisis will bring the Arab domination to be replaced again by the Byzantine one. This period corresponds to a cultural revival of the city, especially from an architectural point of view.
